Description:

Situated in a very special part of the southern Correze is this lovely restored 1 bedroom stone cottage and garden of 1000m2.

Approaching the property via a pretty hamlet, you are immediately taken by how quaint the property is and the very special place in which it is situated. With neighbours close by, situated in a small hamlet and with views for miles over the rich correzienne countryside, this is a little gem.

Approaching the stone cottage you feel the character of the place, with the dome of the old bread oven apparent at the end of the property. Entering the cottage you arrive into a very welcoming and homely open plan living area and kitchen full of character features such as exposed beams, a beautiful inglenook fireplace housing a cosy woodburner and a fully equipped contemporary kitchen area. Leading from the living area is a spacious double bedroom with nice shower room and toilet. There is also a useful laundry room too.

The living space in this property is 60m2 at present, currently on the ground floor. There is a possibility to use the 30m2 of attic space to create another bedroom. The cottage drainge is via a Septic Tank and is heated by woodburner and complemented by electric wall mounted radiators.

The cottage has its own garden of approximately 1000m2 and borders the neighbours garden. This is a great lock up and leave holiday cottage with its gated entrance and parking spaces at one end of the cottage, leaving the garden at the other side of the property for enjoying recreation or just lounging in the sunshine.

There is a small village close by for the essential boulangerie.

The Correze is home to a rich variety of unspoilt natural scenery. Its hills, lakes, rivers, waterfalls, forests and footpaths make it an ideal location for many outdoor leisure activities such as cycling, walking and canoeing.

The nearest town with day to day amenities is Argentat, which is a distance of 12kms. In the town there are Supermarkets, DIY stores, Doctors, Dentists, Post Office, Restaurants and Bars. Argentat is a very pretty town which lies alongside the River Dordogne and holds regular markets.

Other popular villages in the area include Beaulieu-sur-Dordogne, Collonges-la-Rouge, Beynat, Curemont and Turenne.

Brive has an International Railway Station with regular direct trains travelling to and from Paris in about 4-5 hours.

There are airports at Brive and Limoges with regular flights from the UK and the rest of Europe.

The A89 motorway and the A20 can be accessed within easy reach of both Tulle and Brive.

The peaceful location and panoramic views over the surrounding countryside are a feature of this property.

Limousin is often described as one of the cheapest French regions in terms of property. It will depend of course on the location and your personal expectations but in general you get a lot for your money.

Less than 12% of the properties in Correze are second homes but the number is climbing as it is really sought after for quality holiday homes and setting up a B&B style business.
