Opis:

EXCLUSIVE AGENCY. Property featured in "Escape to the Continent" Autumn 2014.

This luxurious 14th Century Chateau, nestled in the heart of rural Vendee, within easily managed landscaped gardens of 6,393m with an in-ground swimming pool.

This stunning property oozes character, with magnificent stone spiral staircases, but maintains a truly homely feel despite the historic links. As a special incentive to conclude a sale, the entire contents, including the suit of armour in the Guards Room is included in the sale.

The main chateau renovation is complete. It comprises of: A large family bedroom with an en-suite (having a roll top bath and double sinks, plus a double bed & two singles) and fantastic original oak ceiling. Three other double bedrooms in the towers, with two bathrooms (all new bathroom furniture and fittings).

Guard room with large fireplace - broad band wifi, phone and sat TV. One tower has a stone spiral staircase and the other is wooden with large seating areas (1.5m thick stone walls at base tapering to 0.9m at top of the towers). New lighting throughout the entire chateau (inside and out).
New high quality bespoke oak kitchen with black granite worktops and high quality fittings including glass hob, cooker, extractor, 'Franke' taps and sink, washer/dryer, dishwasher and large stainless steel fronted fridge / freezer.

The chateau has been completely re-roofed with new tiles. It has new oil fired central heating with new radiators in each room (thermostatically controlled from within chateau). Outside toilet (new) and stone domed wine cellar under one tower.

The Chateau building was originally started in the 14th century and then substantially updated in the 16th century, being finished in 1566.

Large Barn: A large 30 x 10m long double height barn with oak trusses. This has been completely re-roofed with new tiles and tidied up for use with new oak entrance doors and gallery area. It still contains the history of the chateau and barn has been used for indoor archery practice.

Stables: Also approx 30 x 10m this has been completely re-roofed in oak and tiled, with a new drainage fosse and tank added. This building is split into three. There is planning permission for a 3 bedroom maison d'amis, or gite, located in the central portion of the building and on the right hand side is a games room and the left hand side is the pool room/changing area. Building of the internal oak framework for the mason d'amis is finished and the exterior is being completed, giving an opportunity for a new purchaser to finish modelling the internal living accommodation of the maison d'amis which is currently a 'blank canvas', as per their wishes. The stables building and heated pool will have their own electricity supply, separate from the main chateau.

Grounds: The complete grounds of the chateau have been newly landscaped with nicely laid symmetric pathways laid with white stone chips and wooden borders to the lawns and trees/ fruit trees. External to the chateau the grounds consist of a dry moat with natural spring well and grassed lawns and mix of mature trees.

Pool: The new in-ground concrete lined pool is situated in the inner chateau grounds and is 12m long x 4m wide to a maximum depth of 1.5m (min 0.5m) with pale Indian stone surround and enclosed by fence and planting (has winter and summer covers). It has a new water heater and the new pool room equipment.

Basically the chateau will be minimum maintenance (as min as it can be for a building of this type) and is now fully renovated (with the maison d'amis to be internally finished).

'VERTU ESTAINCT LE VICE' (Virtue Quells Vice), is beautifully engraved in the title block stone over the gateway arch, and ensures that on one who crossed the Chateau's threshold could ignore the owner's deeply ethical views.

Close to the property are the delightful villages of Vouvant (Plus Beaux Village status), Fontenay le Comte and la Chataigneraie. The Chateau is ideally located to facilitate day trips to beautiful Île de Re and historic la Rochelle, whilst the spectacle of the theme park of Puy du Fou is also within easy travel distance (30 mins).

A really good business opportunity for someone............
