Opis:

This charming spacious country home is situated between the small villages of Puente Agüero and El Bosque, with the village of Villaverde de Pontones being just 4 km away. This is the heart of the beautiful Cantabria countryside and is an area which appeals greatly both to foreigners and to Spanish nationals from many different backgrounds, all of whom appreciate both the countryside itself and the proximity to the beaches, sporting amenities, nature and wild life, more details of which follow below.

Access to the property is also very convenient, as it is just 3 km from exit number 197 of the A-8 motorway, this being the free motorway between Santander and Bilbao.

The villa was built in 2004 and was designed in the traditional local style by its present owner. An eminent architect, he has called on his 43 years of experience in designing and building country houses to create a most distinctive and comfortable modern home for his own occupation.

The pleasing and appealing external stonework, rendering, attractive pan-tiled roofs and handsome teak window frames and glazing bars conceal internal state-of-the-art technology, with Domotic, or Home Automation, controlling the energy efficiency of the property.

The design incorporates the best in acoustic and temperature insulation materials within the walls and roof. A double alarm system, with direct connection to a security company, emphasises the security features of the property.

The stunning interior makes full use of beautiful wood, which helps to create an exquisite luminous feel to the rooms, resulting in a comfortable and peaceful atmosphere.

Access to the ground floor is off an enclosed porch, which leads into the large reception hall, which doubles as an additional living area. Stairs to the first floor lead off and there is a hidden wine cellar beneath the staircase. An inner hallway provides access to the pretty guests’ toilet, large pantry and kitchen.

A door from the reception hall leads into the study or leisure room. This is already partly divided into two areas and will readily convert into a fourth double bedroom with en-suite bathroom if required, having a total floor area of 20.07 m² or 216 square feet.

Double doors lead into the main living room, which has a generous floor area of 31.64 m² or 340 square feet. At the rear is a large window overlooking the garden, with a further window to the adjacent wall. On one side, double doors lead into a further spacious living room with central fireplace (the fireplace room) whilst, on the other side, there is a wide opening into the large dining room.

The dining room has double doors to the large covered terrace at the rear and a door to the bespoke kitchen, an excellent sized room of 16.22 m² or 174 square feet, with a comprehensive range of fitted units and appliances and a discreet breakfast unit. The wide kitchen window overlooks the garden and has sight of the entrance gates to the property.

The ground floor area is completed by the large double garage, off which are a box room and the heating room.

The stairs lead to the first floor landing, at one end of which are doors to the second and third double bedrooms and the second bathroom, which is situated between the two bedrooms. At the other end, a door leads to the superb master bedroom suite.

The suite has its own private hall area, with doors to the principal bathroom, second dressing room and master bedroom. The bedroom is a splendid size of 23.61 m² or 254 square feet. A door leads into the large fitted main dressing room from which there is access into a concealed box room.

Double doors from the bedroom provide access to the south facing enclosed balcony, from which there are wonderful views over the garden and extending to the Picos de Europa and the Cantabric mountain chain.

Outside to the rear is the splendid sized covered open terrace or porch, with a floor area of 31.54 m² or 339 square feet. Facing south, this is spacious enough to entertain guests, whilst retaining a cosy atmosphere for family use. It provides great views of the front tree filled courtyard area.

THE GARDEN – A VERY SPECIAL FEATURE

The garden is a particular feature of the property, having been designed by the architect’s wife, who is an expert and passionate gardener. It includes an immaculate lawn, numerous shrubs and leafy trees and colourful scented beds. Its perfect condition is maintained by the automatic irrigation system, complete with rain sensors. A detached brick building is used as a garden store.

There are more than 50 foreign and native plant and tree species, including two Turkish sweetgum trees
(Liquidambar orientalis), box trees, blue and pink hydrangeas, oak trees, conifers, a nut tree, chestnut trees, a Gingko biloba, an orange tree, a lemon tree, a mandarin tree, a grapefruit tree, red camellias, yellow and purple lantana, intense blue ceanothus, lavender, honey scent elaeagnus and jasmine.

There are also some old trees of great interest. The 300 years old “Quercus R.” Holm oak tree gives the property its name and there is a 150 years old olive tree. In addition, there are four authentic medieval olive oil amphoras at the open south facing rear porch.

The total area of land is 1.36 acres or 0.552 ha. The entire perimeter is protected with an aluminium wire fence, treated to protect against corrosion and covered by a 2.50m high vegetal hedge. Vehicle and pedestrian access is through the pair of teak wood gates in the south east corner of the property, with automatic opening controlled by video camera.

THE SURROUNDING AREA & AMENITIES

The property is just 4 km from the nearest village, this being Villaverde de Pontones. Facilities here include a supermarket, drugstore and medical centre, whilst the Cenador de Amós restaurant has a Michelin star.

The property is 20 km from the port city of Santander, the capital of the Autonomous Community of Cantabria. This city of about 180,000 people provides all the facilities and interest to be expected of a major regional capital. The Bay of Santander shelters the important harbour and port, from where there are ferry crossings to the English ports of Portsmouth and Plymouth three times a week at present.

Santander International Parayas Airport is 12 km from the property and currently has direct flights with airlines Ryanair, Vueling and Iberia. There is a nearby rail link at Solares, just 5 km away from the property.

The Real Club Marítimo of Santander (20 km from the property) is a centre for international sailing competitions, whilst 9 km away is the Marina de Pedreña Yacht Club. Also 9 km from the property are the Somo and Loredo beaches and the Somo River. These provide a great variety of water sports facilities including surfing, body board, windsurfing, skate surfing, kayaking and fishing. The traditional fishermen’s boats, the traineras, will also be seen.

For golfers, the Real Golf of Pedreña (9 km from the property) offers a challenging 6340 yards, par 70 course. The late world famous golfer Severiano Ballesteros designed the last nine holes of the 18 hole course, with the emphasis on precision rather than power.
Of great interest to many will be the Zoo, Wildlife Centre and Nature Reserve of Cabarceno, 20 km from the property.

Finally, Alto Campoo is the closest ski resort and is about an hour’s drive. The resort is based on slopes of over 2000 metres above sea level and is located in the Campoo Valley. Alto Campoo offers excellent skiing facilities and enjoys stunning surrounding landscapes. As well as the ski lifts, there are ski schools, equipment hire, health care services, a play park, hotel, bars and cafés.

CANTABRIA FOR ARCHAEOLOGOY

Cantabria is considered to be the richest region in the world for archaeological sites from the Paleothic periods. It is most famous for its cave paintings, those in the Cave of Altamira dating from about 37,000 BC. This and nine other Cantabrian caves are designated UNESCO World Heritage Sites.
