Location

Close to Umbertide, half an hour from Perugia, Cortona and Gubbio, there is a place where time stands still. An oasis surrounded by nature, developed over the centuries around an ancient 17th century tower. Local legend suggests that the tower goes back to the Lombard Age, when many towers were built, looking out over the most important roads.

The property, close to the small town of Montone, is easily accessible and, thanks to the E45 main road (10 minutes away) it is well connected to Perugia, Roma, Bologna and Milan.

The Property

During its 400 years of history, the tower has been absorbed into the property as it has extended. The property has changed its function and is no longer a look-out and defence tower, but rather a rural dwelling.

The property is today composed of a 424 sqm main building which includes the most ancient part; a 106 sqm annexe which has been restored, used as guest quarters, and the old 164 sqm drying room, also completely restored.

The three units are positioned so that they form a private courtyard, which opens on the large sunbathing area, with pool and Jacuzzi.

The main body with the tower is on three levels, for a total of 424 sqm.

The 157 sqm ground floor hosts an apartment with independent access, composed of a large room with bedroom and living area, a separate kitchenette, bathroom and a large external portico. At the base of the Tower, a further area for guests has been created. It has independent access, and it is a studio apartment with kitchenette. The ground floor is completed by a large, rustic living room, a cellar, the technical room, a small pretty bathroom and the internal stairway with lift.

The 143 sqm first floor is accessible either via the external steps or the lift.
This level hosts the living area of the owner's house, with a beautiful stone fireplace, connected to the living room with a characteristic arch. The hall directly adjoins the big kitchen with fireplace, whilst from the external balcony it is possible to access an independent study/bedroom and a lavish bathroom.

The second floor, 124 sqm, is the sleeping area, with two big bedrooms served by a fabulous bathroom with shower and a Jacuzzi.

The 106 sqm outbuilding -just off the main building there is a gracious outbuilding, characterised by a portico with small arches.
Inside, an independent guest dwelling has been created, laid out over three levels; on the ground floor there is the living area with kitchenette, connected to the loggia for al fresco breakfasts and dinners; an internal staircase connects to the two upper floors, the first of which has a landing and bathroom, the second one with the bedroom. Condition

A passion for history, respect for the original structure and a capacity to recognise the signs of time, in order to enhance them, have been involved in the restoration of the complex, personally overseen by the architect owner. The result is a harmonic composition of divided but unified areas, spanning the centuries.
The walls tell the history of almost half a millennium, you can read it on the cornerstones, the arches, in the mouth of the old oven.
The most recent structures, such as the drying room, have been restored in a way that allows an aesthetic recalling of the original function.
Internally, handmade terracotta has been used for the floors and ceilings, and the wooden beams are often the original ones. Parts of the stone walls have been left showing, bringing the ancient niches and small hidden hideaways, such as the one inside the tower that, during the restoration, was found to hold a 17th century coin, which remind us of the many other stories that used to take place there. The high quality finish can be seen in the bathrooms, finished with precious marbles, sometimes imported from far away countries. The bathrooms on the first floor have been made from Chinese jade. The old marble sinks come from Iran, highlighting the owner's passion for travelling and showing how such distant art and culture may perfectly blend together.

The complex is located within 1.6 hectares, with two automatic access gates. The land is fenced and has an automatic irrigation system.

Usage and potential
