Residential Lettings - Application Procedure
IMPORTANT - Please read the following
A non-refundable fee of £150 will be payable to the Agents by the ingoing Tenants to cover administration costs and credit referencing.
A deposit in the sum of the equivalent to one and a half's month's rent will be required on commencement of the Tenancy. This sum will be forwarded to the Deposit Protection Service to comply with legislation (see note below)
We accept the following methods of payment - cash, cheque, bankers draft, debit or credit card. If the deposit is paid by cheque, please allow 7 days for the cheque to be cleared prior to the commencement of the tenancy. Payment by credit card is subject to a surcharge of 2.75%.
On signing the Tenancy Agreement, rent is payable for the forthcoming month. Thereafter, rent is payable in advance on the anniversary date of each month by standing order.
In addition to signing the Assured Short hold Tenancy we require the following information:
* Proof of permanent employment - last 3 months' wage slips
* Employer's telephone and fax number (no mobile number).
* The full address of your current property - if you have lived there less than 3 years, a list of all addresses for the last 3 years is required with dates of occupation.
* Proof of your current address (bank statement, utility bill, not more than 3 months old and not a mobile telephone bill).
* Your bank details - name address of bank, account number and sort code in order to set up a Standing Order to pay the rent
* A contact name / company name, address, telephone and fax number of current letting agent or landlord (if applicable).
* Photographic proof of identification (photo id driving license , passport)
- Proof of Right to Reside in the UK.
Deposit Protection Service
As part of the Housing Act 2004 the Government introduced Tenancy Deposit Protection for all assured short hold tenancies (ASTs) in England and Wales where a deposit is taken. From April 6th 2007, all deposits paid under an AST have to be protected within 14 days of receipt by the landlord. The legislation aims to ensure that tenants who have paid a deposit to a landlord or letting agent and are entitled to receive all or part of it back at the end of that tenancy, actually get it.
The Tenancy Deposit Protection Scheme will ensure all landlords safeguard the deposits they take, which is in every landlord and tenant's interests.
