Description:

Restored watermill

* Character home

* Courtyard, garden and paddock

* Large 2 bedroom guest lodge

* Private and secluded setting

This charming watermill has been lovingly restored and has served as a comfortable family home by the current owners for many years. Now that the children have 'flown the nest' the current owners wish to sell on so that another family can enjoy this home and they can go off to pastures new.

Excellent proximity to local commerce and schools whilst retaining a quiet and private setting this former working mill has retained a lot of the original charm and features. Its sympathetic restoration and modernisation has introduced an excellent level of comfort and style onto this property steeped in local history.

The hand made wrought iron gates lead you to the private graveled courtyard with ample parking and direct access to the garage. The main mill building has a large family fitted kitchen with direct access to a handmade conservatory (ideal for those breakfasts), the dining room is next with quarry tiled floors, beamed ceiling, exposed tuffeau stone walls and south facing doors to the courtyard, next we have the room with the remanants of the mill workings with the main cogs still in situ and a spiral staircase leading to the 1st floor and views over the reach. Completing the ground floor we have a lounge with feature fireplace, exposed beams and quarry tiled floors - this could also be used as a downstairs bedroom if needed. The first floor has a landing area, guest bedroom with ensuite shower room and enormous master bedroom with en-suite bath and shower room and dressing room.

The barn across the courtyard has been converted into a large vaulted reception room with feature fireplace and tall windows, corner kitchen/bar, two ground floor bedrooms and a bathroom and mezzanine reading/games area above. An ideal guest lodge for family, friends or paying guests.

The plot totaling 2 hectares (5 acres) includes a sizeable vegetable patch, graveled parking area, the mill reach, courtyard and two good sized paddocks. You are a short distance from local schools and amenities with the large market town of Chateau du Loir a short car drive away. Train links from Chateau du Loir to Le Mans and Tours and then direct TGV to Paris in around 1 hour make this an ideal base from which to explore France as well as all the trappings the Loire Valley has to offer.

About Centre

Centre, like its neighbour the Pays de La Loire, is one the most majestic regions of France. Dominated by the Loire river and its chateaux, it is truly a magical part of France. Chartres, Blois and Bourges are some of the region's historic cities. Between Orleans and Tours is where you will see hundreds of magnificent chateaux, and this is where the region was given its name the "Valley of the Kings".

The scenery offers rolling hills, river valleys through to many forests, woodlands and lakes.

There are plenty of activities on offer from chateau tours, cycling, bird-watching, fishing, golf, hot-air ballooning, canoeing to kayaking. Of course the food and wines are excellent.

The area offers a mild climate thanks to the influence of the Loire river. The latitude of the Loire is typically where people say the climate becomes markedly better. The area offers milder winters, warm springs, warm to hot summers along with warm autumns.

Access to the region is good. There are low cost flights and the TGV fast train into Tours. Access to the region by car is also good with excellent motorway access. You can also fly into Paris and drive or take the train from there.
