SOLD by us - similar required - A beautiful quirky manoir, with parts dating from the 14th,17th and 19th century, tastefully renovated, oozing character, complete with turret and realistically priced. The main property has 275 m2 of living space, there is also the possibility to make one end of the property into a separate one/ two bed apartment. Plus there's a separate gite.
The manoir was originally run as a popular B+B due to the historic hamlet in which it is situated. The grounds amount to a hectare (8740m2), bordered by trees with a 235m2 barn incorporating 7 horse boxes. The current owners also rent a further 4 hectares of land opposite for their horses, this is fenced, has its own natural water source and shelter/store for €500 per year.
Nicely situated and set back from the road, it is approached by a tarmac and gravel driveway, which sweeps into a parking area for 2+ vehicles. There are rockery flower beds, olive trees and lavender, giving a real sense of the French country lifestyle you're about to embark upon.
To the right of the main entrance is a glass fronted rustic garden room (16m2), with the oil fuelled boiler room tucked away to the rear. The front door brings you into a good sized entrance hall/ boot room (14m2) which flows into the recently fitted kitchen. The kitchen (11m2) has;- a good range of fitted base units and glazed wall cupboards, a double ceramic sink, an electric oven, gas hob, extractor hood, a dishwasher, an attractive tiled splash back and laminate wood flooring. There is an integrated wooden breakfast bar and then wide steps down into the living / dining room (45.5 m2). This room has impressive exposed stone walls, an old stone basin, and an impressive fireplace housing a substantial high spec' wood burner. To one end are the wooden stairs with bespoke book shelving underneath. To the side of the stairs is a door through to bedroom one (12m2), a groundfloor double with shower room ensuite.
An original stone archway goes through to a hallway with w.c.. A further door takes you into bedroom two (32m2) - currently used as a craft studio. This room also has an exterior door and has been built for disabled access throughout, there is a stone fireplace with heat saver woodstove and a wheelchair friendly ensuite shower room with w.c. and hand basin. The turret leads off this room but is concealed by a door.
The first floor has three bedrooms,(13m2, 12m2 and 12m2) each with own ensuite comprising shower cubicle, w.c. and hand basin. To the far end of the first floor is an entrance hall from the garden (this is at ground floor level, due to the exterior land level - I did say it was quirky!). in here is a laundry room and a door through to a workshop/ studio which links up to the turret. This room (32m2) has an impressive vaulted ceiling and huge fire place, above is a vast mezzanine (35m2). This is the area that could be converted to a separate apartment.
The Gite (64m2)
Has a corner kitchen, a living area and shower room on the ground floor with a double bedroom and mezzanine single upstairs. A little updating is needed but structurally sound.
This property further benefits from internet connection, two septic tanks that conform, good roofs, double glazing, oil fired central heating plus wood burners and equestrian facilities.
Location:
