This luxury 5*, apartment is positioned on the 'Sol Melia' Tortuga Beach and Spa Resort, only a few steps from the beautiful Ponta Preta beach with its crystal clear waters and tropical beaches. As the apartment faces south, it enjoys the sunshine all day long on its private 1st floor balcony. The resort has its own restaurant, piano bar, beach bar/restaurant and private spa and gym, for use of resort clients only. It also has 2 large swimming pools with swim-up bar with sunbeds, all situated within metres from the apartment. The resort also enjoys a secure gated community with a 24 hour concierge service as well.

If you like a bit of adventure, then hire a quad bike and visit one of the many sand dunes or beaches that the island has to offer or why not try windsurfing, kite surfing and scuba diving. Deep sea fishing, catamaran trips or whale/dolphin watching are also available on the island.
Travel
Cape Verde is only 5.5 hours from the UK with no time difference, therefore no jet lag! The international airport is only a 10 minute taxi ride to the apartment, therefore hiring a car is not essential as most of the facilities are within walking distance. Taxis are plentiful on the resort, in Santa Maria and also at the airport.
Distances
The local town of Santa Maria, with its numerous bars, restaurants, shops, banks etc is only a pleasant 15/20 minute walk away. A visit to the salt lakes, which are situated in Pedra de Lume is worth a visit or take a look at the main capital of Espargos.

Cancellation Policy

Booking
The sending of the on-line booking form confirms your acceptance of the terms and conditions set out below and as may from time to time be changed and shall be binding on all persons stated on the booking form. Each booking will be confirmed by the owner, as soon as possible after receiving the booking form and deposit and only on receipt of this confirmation by you will the booking be treated as confirmed. Once the owners have confirmed the booking to you and you have paid a deposit, the named person on the booking form will be responsible for the total rental price of the property, as agreed on the confirmation. The remaining balance of the agreed rental cost must be paid 8 weeks prior to your departure. If the full balance of the rental cost is not paid as in accordance with these booking conditions, we reserve the right to cancel your booking and cancellation penalties will apply.

Cancellations
Providing the owners receive written notice of cancellation not less than 8 weeks prior to the actual booking date, the signatory will not be liable to pay the full balance. It is the responsibility of the signatory to ensure that the signed cancellation letter reaches the owner. Email cancellations are not acceptable. The reservation deposit will be forfeited. If the cancellation is received after 8 weeks prior to the start of the holiday the signatory is liable to pay the full balance of the final invoice. If the owner is successful in re letting the property for all or part of the reservation period, the full balance or the part balance of the final invoice will be refunded. The owners reserve the right to cancel any bookings providing written notice is given and any balance paid refunded. In the unlikely event that circumstances beyond our control, necessitate cancellation of the booking, we will refund any monies paid to the party leader. (Without interest, compensation or consequential loss of any kind).

Responsibilities
The tenant agrees to keep the property and all fittings, furniture equipment and other contents in or on the property in a like state of repair and condition as at the commencement of the letting and will make good (or will arrange with us to make good) any damage, breakage, or loss that may occur during the period of letting.

Party Size
The number of people occupying the property may not exceed the number on the booking form, maximum of 6 (plus 1 baby).

Smoking/Pets
The tenants agree not to smoke, nor to allow smoking, inside the property at any time.

Liability
We will not be liable for any act, neglect or default on the part of any person nor any accident, damage, loss, injury, expense or inconvenience whether to person or property which the tenant or any other person may suffer or incur arising out of or in any way connected with the letting or resulting from any other cause whatsoever. We advise you to arrange your own insurance to cover yourselves and your personal belongings whilst staying at the property.

Arrival and Departure
The villa will be available for occupancy from 4.00pm on the date of arrival and must be vacated by 10.00am (prompt) on the day of departure.

Property
Unless otherwise stated, the rental of the property includes, rates, insurance of the property and electricity. The property is equipped with crockery, cutlery, sheets, blankets and adequate cleaning equipment, linen and towels (not to be used as beach towels!).

Renters Responsibilities
Tenants are asked to leave the property clean and tidy and to ensure that they take all belongings with them. On changeover days there is only time for a superficial check and a general clean. We rely upon the goodwill of our guests whose co-operation we greatly appreciate.

Owners Access
The owners or their management company shall be allowed access at any reasonable time during your stay.

Law
This conduct is subject to and shall be construed in accordance with the laws of England and all parties hereby submit to the exclusive jurisdiction of the English Courts.

Payment Policy

The deposit of 30 % to secure the booking is accepted as part payment of the full amount. A booking will not be deemed confirmed until the completed Booking Form and deposit are received. The balance of the cost of your holiday must be paid no later than 8 weeks prior to departure, or as we specify.
