Historic apartment traced back to 16th century, of approximately 305 sq.m. It includes a garden, a garage and marvellous 'cantina' on 2 levels.
In the basement there are a series of large 'cantina' which could have a number of uses from a gym to a spa, from one of the 'cantina' there are stairs leading down to a lower level with a further two wine cellars,
On the ground floor is a large garage with a lift to the main level and also a small apartment made up of one room and a bathroom. There is also access to the garden and 'cantina'.
On the first floor, presently divided into 2 apartments by a partitioning wall which could easily be removed, there are 2 kitchens, 2 reception rooms, 1 study, 3 bedrooms, 3 bathrooms, 2 closets, balcony overlooking the garden with steps leading down to it.
This property would make an ideal home and/or investment property with the possibility of renting out part of it for holiday lets. The garden is a priceless in a medieval town such as Orvieto and would be ideal for serving breakfast if you ran a B&B.

LOCATION
Umbria is known as the green heart of Italy, it has a spectacularly dramatic landscape where can be found lush green forests, rolling hills, sleepy little hill towns and peaceful valleys.
Among Umbria's most interesting towns are Orvieto, with its medieval charm and magnificent cathedral, Perugia with its cobblestone streets, Deruta just south of Perugia, considered by many to be the ceramics capital of Italy, Todi a beautiful medieval town, Assisi still as peaceful as when St. Francis lived there and Gubbio, the beautifully preserved hill town that pre-dates the Etruscan.
The city of Orvieto stands on a rocky outcrop in the centre of a green valley. A medieval city, extremely charming, rich in art and very impressive. The landscape, the architecture, the cathedral, the old town, the well of Saint Patrick, local crafts, a city not to be missed. It is also a city full of events : to name just one, for fans of good music and jazz, the Umbria winter jazz festival.
Lake Bolsena, is also only a short drive away, with its medieval towns on the lake's shore and its sandy beaches, ideal for a day of relaxation. The A1 motorway is about 15 minutes away making trips to both Rome and Florence possible in about 90 minutes.
Orvieto is in a strategic position, being on the borders of Tuscany, Lazio and Umbria, for visiting historical and cultural sites since within one hour of the area you can reach an impressive range of hilltop towns, Etruscan ruins areas of great natural beauty.
Lake Bolsena and the thermal baths of Viterbo, San Casciano dei Bagni, Bagni San Filippo, Bagno Vignoni and Saturnia can be reached easily.
The Acquapendente 9-hole golf course is just a 30 minute drive away.
