Description:

It is a privilege to offer such a wonderful and successful development as this, one which combines a stunning mountain location in the Carinthian Alps with the most striking and remarkable design of its two tower buildings. It is no surprise that this was the outright 2009 winner of the 'Best European Residential Development' category in the prestigious International Property Awards.

Designed by internationally acclaimed Italian architect Matteo Thun, the resort development is the product of one of Europe's leading property developers, based in the Austrian capital Vienna. The brief to Mr Thun was to provide a warm design involving the use of wood and sustainable materials and to create buildings which are integrated into their natural surroundings.

In this, he has succeeded spectacularly, with the two towers which are designed to resemble the shape of fir cones. They are of different heights to take account of the topography of the site, one tower being of 14 floors with 37 apartments, the other being 10 floors and having 27 apartments.

The distinctive design of the buildings means that they can be seen from far and wide, yet they still fit perfectly into their natural surroundings. Under the towers are 120 parking spaces in the form of single or double units as well as building services and basement storage space.

The result is a luxurious home which combines the perfect investment in lifestyle and quality of living with a wonderful location, panoramic views of the stunning surrounding mountain scenery and direct access to the services of the nearby premium hotel.

The outer shell of each building is a wooden structure in a vertical diamond shaped pattern. This serves as the boundary between the interior and exterior, providing protection and connecting the buildings to their natural surroundings. Behind the shell are the rows of spacious balconies that run all the way round the buildings. The final inner layer is the climatic envelope for the apartments, with large glass fronts allowing plenty of light, as well as the breathtaking mountain views which are such a major feature of every apartment.

The apartments have been built according to the energy efficiency standard of Class A Climate House, a specification which defines them as being energy-conscious, comfortable, environment and climate friendly, healthy and economically profitable thanks to their greatly reduced energy costs. The developer regards sustainability is one of its key corporate values and so pays special attention to issues such as environmental protection, grey water reclamation, waste prevention and optimised energy use.

Built to unique design standards, the superior quality accommodation of the four apartment types, the choice of the two furniture and equipment packs, also designed by Matteo Thun, the beautiful location and views and the direct link to the premium facilities of the nearby hotel and wellness spa, all combine to provide you with a unique opportunity of realising your dream of owning an exclusive second home in the mountains!

The facilities referred to above are at the disposal of owners and their guests by way of a financial package arranged by the developers. As well as the wellness and spa areas, they include sport and fitness activities, bars and restaurants, a children's area and the children's water world, plus all the numerous other services that you would normally expect to find only at a top hotel. All of these factors help to make your property an investment in a better quality of life.

YOUR INVESTMENT

Apart from quality of life, these apartments, situated as they are in a top skiing area which is also a year-round resort, offer excellent rental potential which, if fully realised, is likely to ensure a handsome return over a period of years for the owner.

Examples of the returns on investment which may be available to owners will be provided on request to Investabroad Properties. They include models applicable both to cash buyers and to those taking advantage of the financing facilities.

With its 60 km of slopes, there is skiing suitable for all abilities, with nursery runs, intermediate slopes and black runs. Three ski schools provide instruction and training at all levels. The area is serviced by a modern installation of 16 lifts ensuring easy transfer as well as providing stunning mountain views. Each and every one of the nearby excursion destinations is sure to make an unforgettable impression. Here are just some of the many captivating places to visit and things to do, all within relatively easy reach of Katschberg.

SALZBURG

About 100 km from Katschberg is the beautiful and fascinating City of Salzburg. The magnificent Baroque Old Town has been a UNESCO World Heritage site since 1997 and the Hohensalzburg fortress is the largest completely preserved castle in Central Europe. Mozart was born at No. 9 Getreidegasse, whilst Schloss Hellbrunn is one of the finest examples of Mannerist architecture North of the Alps. Not to be missed are the many Baroque churches and the Mirabell Garden.

VILLACH

This is the closest you'll get to the Mediterranean in Austria. For centuries, it has been an important river crossing, trading centre and border town and is well known for the high quality of the cultural events
and festivals staged here, such as the famous Villach Shrovetide carnival.

CARINTHIAN LAKES

Carinthia boasts more than its splendid mountain landscapes. With its great variety of lakes and watercourses, it is also perfect for lakeside holidays and water sports. One of the four largest lakes in Carinthia, the Worthersee is a meeting place for the international jet set - as the array of grand yachts and pleasure boats clearly indicates. It is also Europe's warmest Alpine lake and a favourite swimming destination.

KLAGENFURT

This is one of Austria's most beautiful old towns which, with its friendly inhabitants and culinary specialties, gives Klagenfurt a special appeal. Situated right beside the Worthersee, the town has so much to offer, including swimming in the lake, sports, shopping, wandering through the Old Town, enjoying the culture or just relaxing - there is something here to suit all tastes.

MINIMUNDUS

The ”Little World by the Worthersee“ has around 150 true-to-scale replicas of world famous buildings and fascinates young and old alike. To date, it has been enjoyed by over 15 million visitors.

FESTIVALS

There are several notable annual festivals in the area and worthy of mention are the Carinthian Summer Music Festival in Villach, one of Austria's largest music festivals attracting artists and audiences from around the world; the Salamanca Festival, a medieval celebration that takes place in the historical old town of Spittal an der Drau, with touring minstrels, jugglers, fire eaters and street comedians; and the festivals, concerts, cabarets and other events held at Finkenstein Castle, a unique location for such entertainment with its spectacular natural backdrop.

SUMMER ACTIVITIES

There is so much to do during the Summer months, with Nordic walking tracks, nearly 600 km of properly marked cycle tracks and endless opportunities for a convivial drink or bite to eat in a welcoming mountain hut. Nature lovers will enjoy the nature trails, walks in the Polla Valley Nature Conservation Area, including the fascinating flora of the Valley of the 1,000 Orchids (Wolfsbachtal), guided botany tours, herb walks and visits to the abandoned gold and arsenic mines.

Golf and horse riding are readily available. There are several golf courses in the immediate vicinity, all being within easy reach by car, whilst riding stables on site ensure that riders are well catered for.

WINTER ACTIVITIES

There is a great deal more than skiing to enjoy in the Katschberg area during the Winter and the skiing itself is exceptional, with long pistes and idyllic down-hills, deep snow skiing and cross-country on the high altitude trail. Add to all this are curling, day and night tobogganing, snow tubing and ice skating, or you can just relax while you take a fun ride through the snowy countryside on a horse-drawn sleigh.

Whatever you choose to do, you'll find it hard to resist the draw of the traditional mountain huts and warm Carinthian hospitality.

ACCESSIBILITY

Katschberg is easy enough to reach, being some 100 km and 110 km respectively from Carinthia and Salzburg International Airports, 30 km from the railway station and 6.5 km from the motorway junction.

Far from the noise and hectic pace of big cities, the resort is located at the heart of the Katschberg ski and hiking area at around 1650 metres above sea level and just 0.1 km from the ski area.
