Description:

Built in 1996, this outstanding property offers splendidly proportioned and appointed family accommodation, which also has the potential to cater for holiday visitors. The specification is superb and it is obvious that only materials of high quality were used in the construction and finishing.

All the windows throughout the house are double glazed casement windows in pine frames. All the doors are hand made in local pine, with traditional Zakopane motif. Wall finishes throughout are in traditional Zakopane style featuring local natural wood logs. The ceiling over the staircase is hand painted. There is a music surround system throughout the house.

The basement floor comprises a double utility room, WC, wine cellar, secondary kitchen, games room and storage room. The games room has a small fireplace for an open fire and there is a traditional coal burning tiled stove in the kitchen. The utility room includes a washing machine and dryer.

The utility also contains the oil-fired boiler for the central heating. All rooms on this level have a central heating radiator. The floor finish throughout the basement floor is of marble, in a checker pattern.

On the ground floor, there are the entrance hall, WC, cloakroom, main kitchen, reception room and dining room. Again, the floor finish is of checker pattern marble, with under-floor heating throughout, supplied by the oil-fired boiler. The reception room has an original 15th century fireplace, which was brought from France, whilst there is also a small fireplace in the kitchen, both being for an open fire.

The kitchen has a range of fitted floor and wall shelf and cupboard units, green granite worktops incorporating the sink and waste disposal unit, an island unit, built-in gas hob, dishwasher and extractor fan. There is ample space for a table and chairs. There is a terrace of about 9 m2 (97 square feet) leading off the kitchen, whilst the large main terrace leads from the reception room and has an area of some 30 m2 (323 square feet).

The first floor comprises two double bedrooms, each with en suite bathroom (and one also with a dressing room), two further double bedrooms, two more bath or shower rooms, an office or single fifth bedroom and a large playroom of about 60 m2 (646 square feet). Three of the bathrooms have a shower cubicle (in marble and glass) as well as a bath. The fourth has a shower cubicle.

Each room on this floor has a central heating radiator and the floors are finished in tongue and grooved pine throughout. There are four balconies leading off the first floor rooms, each with an area of about 9 m2.

In addition to the accommodation described above, the ground floor also includes the indoor swimming pool, the pool area being tiled with Moroccan style tiles, jacuzzi, sauna and steam room. There is also a double garage with two entrance doors and central heating. The oil storage tank is situated under the coat room next to the garage. In front of the garage, at the rear of the property, is a parking area which will accommodate six cars.

The garden has been designed by a local landscaper and includes a variety of local trees and shrubs which have been chosen to withstand the harsh winters. There is a roofed sitting area, which includes a BBQ spit. The whole of the property is fenced and the entrance gate is in typical local style.

The property is alarmed and is protected by close circuit television.

KOSCIELISKO

The village of Koscielisko is situated about five minutes walk from the property. Sometimes known as 'the Gateway to the Western Tatra Mountains', it has a history going back hundreds of years and this is reflected by the many examples of its ancient crafts, distinctive folk art and fine highland architecture which can be seen in the village.

Tourism to Koscielisko started as long ago as 1902 and was the result of the opening of a sanatorium for tuberculosis patients. At that time, it was the largest and most modern health institution in the Tatra Mountains. Marie Curie was fundamental to the creation and early running of the sanatorium.

However, it was not until after the Second World War that hotels started to spring up in and around the village, as a result of the popularity of the skiing facilities and other holiday attractions. In fact, Koscielisko and its surrounding area form a genuine year-round resort, with mountain walks, cycle trails, the natural hot water spa and swimming pool among the many summer attractions.

It is, of course, for skiing that Koscielisko is best known and the village is actually recognised by many as one of the birthplaces of Polish skiing, having produced an unrivalled total of 38 competitors for the Winter Olympics. It is also famous for its biathlon centre and the number of major sporting events, including World Championships, which have been held there.

The ski runs are suitable for skiers of all levels, including beginners and there are ski lifts on the high open slopes, as well as the lower parts of the hills.

Today, Koscielisko offers all the facilities of a year-round tourist destination, despites its modestly sized population. There is a good variety of shops catering for the majority of needs, commercial facilities, bars and restaurants.

ZAKOPANE

Zakopane, known as the 'Winter Capital of Poland', is about 10 minutes from the property by car. The town has developed into a major year-round tourist resort, which is visited by some 250,000 tourists each year. It has a population of about 30,000.

It is for its winter sports that Zakopane is most famous, the conditions, facilities and value for money all being absolutely excellent. The ski runs cater for all levels, from beginners to the most proficient and alpine skiing, cross country skiing, ski jumping, snowboarding and speed skating are all pursued with enthusiasm by visitors from all over the world. It is no surprise that Zakopane has hosted numerous major championships in many of these sports, including World Championships, a situation which seems certain to continue.

The summer season should not be forgotten and tourists enjoy a variety of pastimes, including hiking, climbing, mountain biking, caving or just to enjoy the spectacular scenery.

Zakopane is also an important centre of the Goral culture and traditions, the Goral people being indigenous in this part of Poland and in some of the adjoining regions of the neighbouring countries. Goral culture is rich in its unique styles of architecture, music, cuisine, costume and dialect and is responsible for attracting many visitors to the town.

There is a huge amount for visitors to do and see, both in and around the town. Examples include the Tatra National Park, Morskie Oko Lake, the Koscieliska and Chocholowska Valleys, the cable car to Mount Kasprowy and the funicular to Gubalowka Hill. Many of these destinations can first be reached by the horse carts, carriages and sleighs, which are available for transport and a delightful feature of the town.

In the town itself, there is an excellent local market with stalls selling a whole variety of goods, in addition to the amazing selection of local foods. Krupowki Street is the main pedestrian area of the town and is lined with shops, bars and restaurants. The post office, banks and currency exchange offices are also situated here. Finally, Zakopane has a number of fine museums and churches which are well worth a visit.

One thing is for sure - nobody is likely to be bored when visiting this great mountain centre!
