Nestled in the middle of 3,000 acres of poetically windswept Carmarthenshire countryside, a certain charm emits from The Corran Resort & Spa. The location is isolated and set in acres of marshland but the hotel offers boutique chic respite and relaxation inside.

The original construction was built in 1595, but opened in the guise of a hotel in 2001, initially housing an acclaimed restaurant and seven luxury bedrooms. These 21 suites initially offered for sale under the name of Hurst House on the Marsh sold out in January 2013. The hotel suites now available for purchase fall under phase 2 of re-development with 28 suites available.

Carmarthen and Laugharne

Carmarthenshire has one of the most diverse landscapes in Wales. Forests to beaches, rivers to castles, the region has something for everyone, the locals love tourists and go out of their way to make visitors feel welcome.

The area is most well-known to be Dylan Thomas' stomping ground. Laugharne is meant to be the inspiration for ‘Llareggub' the fictional town in ‘Under Milk Wood'. He called Laugharne a ‘timeless, beautiful, barmy town.'

The UK's newest racecourse Ffos Las at Trimsarin is a 15 minute drive from the hotel. The setting is magnificent, surrounded by rolling hills and countryside and views down to Carmarthen Bay.

The Restaurant

Open to both guests and visitors The Corran Resort & Spa's restaurant offers fine dining and dishes made almost wholly from local produce. Offering British and European cuisine that move from light lunches to a full a la carte menu.

The bar offers an extensive wine and cocktail list and can be used by guests and visitors alike. Open late into the night, it's a place to relax in style and comfort, close to the roaring fire on cold nights, while large doors lead to the terrace giving an airy setting on balmy summer evenings.

The Spa

The hotel also houses a gym, swimming pool and spa for the exclusive use of guests and members. The spa has two treatment rooms and a stone steam sanctuary offering a variety of massage and beauty treatments carried out by expert therapists. Guests can relax with a smoothie from the spa's juice bar and can enjoy the pool and Jacuzzi or work out in the state-of-the-art gym. Treatments can be booked in advance at the spa reception.

The Suites

Already operating with 21 sumptuous suites, each housing a state-of-the-art media system, incorplorating a widescreen TV, wireless and a sophisticated sound and DVD system. Guests can relax in Kohler baths while additional features include powerful Matki walk-in showers and stone floors with under floor heating. Luxurious Frette cotton sheets furnish the beds, while guests can also pamper themselves with natural REN products.

This new phase of accommodation is set away from the original collection of hotel buildings so in addition to the amenities already available there will also be a bar and cafe situated with the new suites. These new rooms will match the exceptionally high standards already set within the existing resort. Renovation has already begun on this new phase of development at The Corran Resort & Spa

The Opportunity

Purchasers at The Corran Resort & Spa can take the security of high NET rental return option which go as far as 15 years post-purchase. The rate of return currently is 12% for purchasers from years 1-10, this then increases to 15% fixed annual returns from years 11-15.

There is a solid exit strategy put forward by the developer which will see an assured resale option of the original purchase price. Years 5-14 you can get back 125% of the purchase price, rising to 150% in year 15.
