Description

Property description:
Vast 1 bedroom apartment of 60 sqm with private outside space within large period renovation project.
This project is the renovation of a former private mansion, built in the XVIIIth century. The mansion has been divided into several apartments giving onto a vast private courtyard, a feature seldom found in the historic centre of La Rochelle. The vast outside space of this paved courtyard will be planted with vegetation and put back to its original state.
This 1 bdr ground floor apartment has its own private terrace in the vast paved courtyard. The flat is East and West oriented. The living room with moulded ceiling and build in bookshelves opens onto the private courtyard and will therefore provide a nice scenery for dining al fresco or enjoying sunset.
As much as possible the period features found in the old building have been kept, restored or reproduced. Some flats boast such features as marble fireplace, moulded ceilings, high windows...The communal parts have been renovated too with attention to the period details: the quarry stones facade has been sanded and restored to its former splendour. All flats will have solid wood floors in some rooms and high end finishes.
Immediate surroundings
The old port, its iconic towers and many restaurants are 500 meters away; the charming and lively XIXth century covered food-market is just a 10 minutes walk.
To enjoy the 3rd best climate in France, the first beach is Plage de la Concurrence at 600 m and the vast park of Charruyer, the biggest green area of La Rochelle is just at 350 m from the project.

Location of the property:
La Rochelle called “the white city” was founded by the Romans and has developed throughout the ages a strong and lucrative merchant activity making of the town the most attractive and romantic city of the Atlantic coast from Nantes to Bordeaux. On top of its fortified port, its mansions, and narrow streets with arcades and timber frame houses, La Rochelle also boasts the largest leisure port in Europe with over 3000 moorings, a lively marina, a wide range of shopping facilities and restaurants to suit all tastes. La Rochelle is also a buoyant city with a great sense of “joie de vivre” promoted by the thousands of local students as well as by the town council which organizes famous events such as the “La Solitaire du Figaro” sailing race or the “Francofolies” music festival, and its very diverse cultural activities including some renowned musea. The nearest seaside resort of Chatelaillon or the island of Re are accessible by car within 10 to 15 mn and allow to enjoy the 3rd best climate in France (just after Corsica and the Cote d’Azur).
With its fortified port, its famous towers, its stately mansions, its old streets with arcades and timber houses, its “wooden town”, everything contributes to make of La Rochelle a very attractive city that you will enjoy not only for its beautiful landmarks but also for its shopping, its restaurants and its nightlife. There is quite a lot to do in the city including sightseeing in the Old Town with its splendid City Hall built in the reign of Henri IV in Italian style, the large and modern city aquarium or strolling along the 2 km long old fortifications park, home for swans and birds. The Port des Minimes is the largest leisure port in Europe on the Atlantic coast. Over 3 thousand crafts of all types can be accommodated in one of the 3 basins, Bout-blanc, Marillac or Lazaret. The port facilities include shipyards, renowned sail makers and specialists in outfitting which contribute to make of La Rochelle an ideal location for boat lovers.
Just across the bridge from La Rochelle lays Ile de Re, a beautiful stretch of land of 25 km long with over 200 miles of bicycle lanes to take the time to discover its natural wildlife, beautiful beaches, vineyards, salt marshes, the lighthouse “Les Baleines” and quaint villages such as Saint Martin, Ars, La Couarde or Loix.
In the immediate vicinity of La Rochelle, Rochefort, Cognac, or oyster farms in Marennes are good alternatives for a day trip. Life in La Rochelle is classy, easy going, healthy because practicing sports is easy, pleasant because of the climate and good sea food.
