17c Maison De Maitre With Outbuilding..

Restored manoir in a great location
* Easy access to market town
* Quiet private setting
* 3 bedrooms and scope for at least another 2
* Pool, pond, lawns and gated - 2 acre plot
* Large outbuilding

Having undergone a major restoration in 1996 by the current owners this period home is now light and welcoming offering plenty of space for a family in a quiet and desirable location near to the busy market town of Le Fleche.

This 17c manoir offers: Light stone floors, exposed stone walls and natural woodwork throughout the ground floor starting with the entrance hall, leading to the dining room (or music room as currently used) with it's double aspects and feature fireplace and then onto the large (48m2) double aspect lounge with enormous tuffeau stone fireplace. The hall has access doors to the wc and shower room and then leads to the family kitchen and then on to the family bathroom. There's internal access to a further vaulted room as yet not incorporated as living space but very easy to complete.

Upstairs the solid wood floors, beams and stonework continue the period theme and here you'll find 2 large double bedrooms and another slightly smaller. The stairs continue up to the loft space with scope for at least a further two bedrooms if needed.

Outside the large stone outbuilding offers scope for many possibilities (gite, garage, stables, etc. etc.), the plot of nearly a hectare is flat and mainly lawn with a lovely walled garden with the swimming pool (last used 3 years ago so will need an overhaul and good clean) and mature trees and a pond. The entrance is gated and the location is very private surrounded by woodland and fields.

La Fleche is a 5 minute drive away and Sable an easy 20mins, Le Mans around 30 and roughly the same to Angers.

A charming property in good condition in a very desirable location and keenly priced for a quick sale - viewings highly recommended and will not disappoint.
