Description:

Two for the price of one! Thought to be 10th Century in origin and part of the village fortifications, this lovely renovated tower has a self-contained cottage attached and is situated in a thriving village with a good selection of shops and restaurants. It has the major advantage of a carport, additional on-road parking and a large, sunny terrace with views over the vineyards and the rooftops - and it’s just 25 minutes from the airport at Carcassonne.

The property has been fully refurbished and consists of two self-contained dwellings, each with its own front door - The Cottage and The Tower. (According to the stone mason who recently renovated the tower, it probably dates from the 10th Century; it forms part of the defensive ramparts of the village.)

The Cottage has a modern kitchen/diner with tiled floor, plenty of fitted units with work surfaces, space for cooker and fridge, and a double stone sink with drainer. The bathroom is on this level as well and has bath with shower, wash hand basin and WC. There is also plumbing for a washing machine. Stairs lead to a landing with two double bedrooms, both with fitted wardrobes and lovely wooden floors.

The ground floor of the The Tower consists of a fully fitted kitchen with eye-level oven and built-in hob. There is a double ceramic sink and drainer, a breakfast bar, plenty of storage units with worktops and a natural stone floor. There is also a large, walk-in larder. Beyond is the reception hall with a large fire grate and chimney. The living room has a separate dining area with some exposed stone walls. Wooden stairs lead to a mezzanine area, with two floors suitable for a children’s bedroom or occasional guest bedroom. There is a newly fitted bathroom with walk-in shower, wash hand basin, bidet and WC. From the landing there is a fully glazed door giving access to the balcony which overlooks the front terrace. On this level, there is also a carpeted double bedroom. Stairs lead to a glazed conservatory with exposed stone walls, originally the ramparts, and on which one can still see traces of the original stone stairway and arrow slits. Large, glazed double doors give access to the South-facing terrace at the top of the tower. This has wonderful views over the terracotta-tiled roofs and towards the village’s renowned Romanesque church. A window on the North side gives views over the Minervois vineyards. The roof has been replaced and the roof terrace totally re-sealed, water-proofed and re-tiled. The tower has been renovated by a qualified mason in keeping with the original medieval construction. The property has its own car-port and there is on-streeet parking for 2 vehicles.

The property is in a quiet street, a couple of minutes’ walk from all the amenities. The village is a friendly one and, amongst the shops and services available are doctors, a dentist, a vet, supermarket, butcher, hairdressers, chemist, fish shop, bakers, banks, computer shop, post office and restaurant/bars. The medieval city of Carcassonne and airport with budget flights to the UK, is just 25 minutes’ drive. The Mediterranean coast is an hour away and in 2½ hours one can drive to Gerona in Spain.
