3 bedroom House For Sale: 4154 East Bay..

The critical aspect of a real estate listing is getting the true image across. In this case, there is the very pleasing image that meets the eye and then there's the one you don't see. The true value of this property is hidden by both the rules governing the computation of the total living area and the constraints of the search database. A casual look at the listing suggests the price is too high at over $300 per square foot. In reality, the full, insulated and gyprocked basement, also 1642 sq. ft., while not meeting the criteria for "developed", is clean, dry, heated, has windows, and is thoroughly usable. Adding the basement doubles the space and halves the square foot cost, putting it in the lower range for neighbouring properties and less than the average of three appraisals obtained by the owners. Another hidden asset is the home's very high quality in-ground geo-thermal heat pump, including 1500 feet of buried pipes - responsible for one of the lowest cost, highest efficiency systems on the market today. Total cost of power is just $185/month. The home was custom built to take full advantage of the elevated 5 + acre lot overlooking the Bras d'Or Lake. Resembling a high tech aircraft from an ariel perspective, the unique structure features panoramic views of the lake and surrounding mountains. The interior floor plan is well thought out for convenience and appeal. The finishings are high end and the eat-in kitchen manages to be both spacious and cozy. The unusual great room has a floor-to-ceiling fire place, vaulted ceiling, and a perimeter wall of windows highlighting the spectacular view. Sailing, hiking, golf, wintertime skiing, and services are all nearby but far enough away to allow peaceful suburban living.
