Description:

This exceptional property should appeal particularly to business people from many European countries, being strategically placed approximately equi-distant from the capital cities of Warsaw and Berlin. Poznan itself is one of Poland's major cities with a population of some 554,000 and is the capital of the Wielkopolska Voivodship (Greater Poland) region. It is considered the second most important trade centre after Warsaw.

The residence is situated on a fine plot of 6269 m2 (7497 square yards or just over 1.5 acres), the garden being surrounded by a boundary wall, which provides a sense of privacy and security.

The accommodation extends over a superbly proportioned floor area with a total of some 960 m2 (10,333 square feet). On the ground floor, there are reception hall, dining room, living room, study, kitchen, bathroom, boiler room and storage. On the first floor are three bedrooms, each with its own en suite bathroom and dressing room.

The kitchen has a generous floor area of 40 m2 (430 square feet) and is extensively fitted with ample cupboard storage facilities and a range of built in appliances. The living room is a superb 82 m2 (882 square feet) and has a handsome marble fireplace.

The house was designed and built with the most careful attention to detail and finishing and only the highest quality materials have been used. Floors in areas of some rooms are finished in granite and marble of the best available quality, whilst parquet floors were laid with highly prized oak and other woods, forming elegant patterns. Walls and ceilings feature very fine decorative plaster and Venetian stucco.

The stairs are in granite, whilst windows are double glazed in PVCu frames with marble sills and external roller shutters. The handsome panelled doors are of wood and are yet another example of how the elegant and luxurious features of the interior complement each other.

Considerable attention was given to the incorporation of very practical solutions for the services and the system of intelligent building management includes central heating (gas and oil), with under-floor heating on the ground floor and in all bathrooms, air conditioning throughout, a central vacuum system, television connections and thoughtful lighting arrangements. There is a network alarm system with 10 cameras and its own monitoring centre.

The second building provides garaging for three cars and above the garage is the luxurious self contained open plan apartment with kitchen and bathroom and a floor area of 130 m2 (1399 square feet).

The magnificent swimming pool has automatically controlled heating and measures 12 m x 5 m (39 ft 4 ins x 16ft 5 ins), with a depth of 1.35 m (4 ft 5 ins). The pool complex has a floor area of 185 m2 (1991 square feet) and also includes a Jacuzzi for eight people, sauna and solarium, changing room, cloakroom and bar.

The swimming pool has a separate entrance leading directly into the beautiful landscaped and well stocked garden, which is another fine feature of the property. Outside, there is also a large part covered terrace with a built in barbeque.

To summarise, it is fair to say that every part of the property speaks silently of class, quality and elegance and, whilst the photographs which accompany this feature provide a flavour of these attributes, a detailed inspection is essential to appreciate all that this fine property has to offer and will surely impress the most discerning of purchasers.

The price of the property includes the complementary furniture in Italian and Spanish designs.

POZNAN

Poznan has a long and often turbulent history which goes back to the 9th century, when the first Slavonic settlements were established. Its strategic position on the European trade route resulted in its growing importance and, in the 13th century, a new town centre was created on the left bank of the Warta River.

The city flourished during the Renaissance period, both economically and culturally and two higher education institutions were founded in the 16th century.

For centuries an important commercial centre, the most notable events of the year in Poznan are the International Trade Fairs, which have been held since 1925 and comprise over 40 specialised exhibitions.

Whilst most people now visit Poznan on business, there is much to see and appreciate in terms of the history and architecture of the city. In particular, the splendid Old Town, parts of which date back to the Middle Ages, forms a major attraction, whilst the Renaissance Town Hall, the Cathedral Island (the oldest part of the city) and the Prussian built castle are all worth a visit.

Sadly, much of the city was destroyed during the Second World War, but it has been carefully and painstakingly restored and remains a major cultural and historical, as well as trade and business, centre. Indeed, the city boats some 24 museums and 16 theatres, as well as numerous fine restaurants serving a wide variety of Polish and international dishes.

Poznan is also an excellent base for visiting many fascinating towns and places of interest in Greater Poland, of which it is the capital. Examples are Gniezno, the first capital of Poland, Kornik with its magnificent castle, Rogalin, where the oldest oak trees in Poland will be found and Wolsztyn, with its steam railway.
