APS3065 A little jewel in the heart of..

This delightful little house is located in Eymet within walking distance of all amenities. It needs modernising and some work, but when complete it would make a superb home or 2nd home and would rent equally well as an investment property in a highly sought after location.

Entrance Hall (3m x 2.6m) - with a tiled floor and a staircase. Understairs cupboard and access via a hatch door in the floor into a small cellar (2.5 x 3m) - a perfect wine Cave!

Dining/Kitchen (6.6m x 2.3m) - with a tiled floor. With a semi-fitted kitchen but needing modernising.

Living Room (6.6m x 2,3m) - Tiled floor, chimney with log burning stove. Double aspect windows.

Bedroom 1 (3.9m x 3.6m) - with a wooden floor and windows looking out onto the garden.

Rear corridor (4.2m x 1m) leading to;-

Bedroom 2 (3.6m x 3m) - with an old fireplace, and a glazed door to the garden.

Shower Room (1.8m x 2.2m)

Separate WC (2m2)

Utility area with boiler (2m2)

From the hallway a staircase leads up to a room (to finish) (2.5m x 3m) - would make an ideal office, sewing room or single bedroom with French doors onto a Juliette balcony.

The shutters are in good condition. The house benefits from full gas central heating and it is fully double glazed.

There is currently a septic tank to the rear of the property. This does not conform. However mains drainage is now available for a connection charge.

Private driveway and off street parking. With a Garage (3m x 5m).

A beautiful garden of 600m2,

A covered barn/lean-to in the rear courtyard (5m x 7m) - could be an outside kitchen/covered terrace.

Be quick, this will not be around for long!
