Brouains - House For Sale

Rural stone house and stable to renovate, 92m2 with potential for 3 floors. Land 394m2. Part of a tiny hamlet, set high on the valley side overlooking the river meadows below. Salmon and trout fishing, with unrestricted access to 50 acres of privately maintained woodland and meadows. The property is situated in a beautiful river valley untouched by the modern world for over 200 years, in the heart of the Normandy bocage. The house is approached from a single track lane which zigzags its way down the valley side. Once renovated, the house will sit in its own private garden. The small building which was originally a stable provides a further 21m2 of useful accommodation. The whole area is calm and peaceful, with outstanding views. The house and adjacent former stable will require total renovation. The walls are of local schist, with dressed granite quoins, lintels and sills. A fascinating original feature which remains substantially intact is the central chimney stack. This has dual fireplaces, as the house was originally built as two cottages for the local mill workers and their families. Massive beams are still in place, but otherwise very little of the original internal fabric remains fit for use. This is an unusual and exciting opportunity to create your new home. The hamlet in which the house is located consists of just 9 properties, 3 of which have already been restored. No new development will be allowed once the existing buildings have been renovated. The surrounding countryside will continue to be managed unobtrusively for the enjoyment of the residents, and with complete respect for this outstanding natural environment.
