This really is a cottage to capture the heart. From the moment you step into it onto the traditional Charentaise cobbled floor at the entrance to the lounge. All the traditional features you could wish for, huge oak beams, pointed stone walls, stone fireplace, bull's eye window etc.are there. With dual aspect windows the sunlight streams in across the wooden flooring. A couple of steps takes you up to a lobby area with toilet off, and into the small, compact kitchen.

Upstairs are two double bedrooms and the view of the Charente is from the back bedroom. There would be room to add an en-suite shower room here. The garden is small, pretty and large enough to enjoy a summer evening with friends. To one side is the separate annex building. Here you have guest accommodation, either for friends or paying guests. Large kitchen living room, double bedroom, shower room and a mezzanine for the children to sleep on.

There is one small problem, in that the neighbour has the right of way over the garden to reach her garden (a "wheelbarrow" right) However, the property next door is empty and up for sale at a very "good" price and the two cottages together would make a wonderful property and do away with that "right".

Set in a pretty village; no shops (other than the requisite hairdresser) but both the bread and charcuterie van visit, it is a 5 minute drive to the market town of Ruffec where you have all you need for daily life (cafes, pavement culture, banks, shops, et.). The Cities of Angouleme, Poitiers and Limoges are equidistant (approx 1 hr) with their rail and air links to the UK.
