Ground floor

The front door opens a light-and-airy sitting room (30m2) with tiled floor, exposed beam ceiling and a large fireplace (said to date back to the 17th century) with wood-burning stove. During the renovations the owners put in a solid concrete floor on the first floor (no creaking floorboards) but decided to keep the beams in the sitting room as they form part of the character of the property.

To the back of the sitting room is a cosy study / office (6m2) with tiled floor and a lovely view over the vines.

To the left of the sitting room a doorway leads through to the kitchen (18m2) with tiled floor, exposed beam ceiling and a range of fitted kitchen units. Exterior

There is also a potting shed as well as a garden store.

This delightful house has everything - fine views, character, outside space, no immediate neighbour and yet it is within walking distance of the local village with its boulangerie, bar and restaurant. The larger nearby village of Segonzac has a medical centre, restaurants, caf�, boulangerie and supermarket. The historic towns of Cognac and Jarnac are just a little further, the department's capital, Angouleme, with its great transport links is within easy driving distance and the beaches of the popular Atlantic coast are just an hour away.
