Country Cottage Next To A Watermill

This south facing former Miller's Barn has been tastefully renovated by the current owners (since 1976) and has been used and enjoyed by them as a family home. Located in a quiet 3 house hamlet (including the Mill) a short 10 minute walk into the village with good range of amenities (shop, bar, restaurant, etc. etc.) and only a 5 minute drive into the popular town of La Chartre sur Le Loir. The mill reach runs along the western edge the property with a no-through lane in front and fields surrounding. Ground floor: Entrance hall/dining area with large open fireplace and stairs to an upstairs double bedroom. Vaulted lounge (42m2) with feature fireplace and fitted wood burner and stairs to a mezzanine/bedroom area, double bedroom with direct access to the river terrace, garden facing boiler room/workshop (ideal for conversion into another bedroom or lounge, etc.), fitted kitchen with direct access to south terrace and rear entrance hall, wc, laundry room and shower room. Outside: Land of roughly 1860m2; rear garden with fruit trees etc. bordered by the mill reach and fields, enclosed and secured (to avoid young children getting to close to the water) front and side courtyard area with retractable awning for the south terrace, enclosed garage and 2nd open garage, lean-to (wood store, etc.) and plenty of off street parking. A very nicely presented character home in a superb location. Room to expand if needed and in very good condition. Ideal as a permanent or holiday home with great access to local amenities. About 45 mins from Tours and about 40 mins from Le Mans. Well worth a look. (reference: NLEN001847)
