Description:

19th Century, 3 Bedroom Fisherman's Cottage, 1km From Beaches and the picturesque 'Pointe du Yaudet'.

This renovated fisherman's cottage dates back to the end of the 19th century and is just 1km from the delightful views at Yaudet Point, from which you can take the pathways down to access beaches. It sits in matures gardens with outbuildings for storage and with the possibility to convert into studio accommodation. You may just have a 'coup de cœur' for this lovely stone cottage which is only a few minutes' drive from the local village and the large town of Lannion just a little further. Being so close to the coast there are many of northern Brittany's delightful beaches and the picturesque Pink Granite Coast within easy reach.

THE ACCOMMODATION:

The entrance porch gives immediate access to a separate WC, a shower room with wash basin and Bedroom 1 which has its own WC and wash basin.

LOUNGE / DINING ROOM - with a tiled floor, wood-framed double-glazed windows, a fireplace, electric radiators, wood panelling to some of the walls and a wooden staircase to the first floor. Storage space is provided by a pantry and second storage cupboard, being next to the kitchen and under the staircase.

KITCHEN - a corner kitchen featuring a breakfast bar. The cooker features three gas hobs and one electric. There is an extractor fan, double sink and work surface in wood.

The staircase in wood brings you to the first floor landing with space for a desk and the two upstairs bedrooms.

OUTSIDE:

Mature gardens with the privacy afforded by the surrounding stone wall, including a greenhouse, apple trees, a vegetable plot, small ornamental pond and a terrace in front of the house. Two water butts enable collection of rainwater for irrigation. The entrance gate at the foot of the gardens allows entry into the pebbled courtyard area where there is space for three or more cars. Here you'll find an outbuilding, half of which is of timber construction with an open entrance and therefore ideal as a car port cum garage, the other half being brick built with a tiled roof, providing storage space and the possibility to convert into a studio or gite, subject to the necessary planning consent. In addition there is a separate wooden garden shed.

On the left-hand end wall of the house there is a laundry room including a tap for garden irrigation etc and plumbing for a washing machine. The tiled roof is in a good state of repair.

The department of Cotes d'Armor is the northern most department in the Region of Brittany, with the English Channel to the north, Ille-et-Vilaine to the east, Morbihan to the south and Finistere to the west it is a sunshine gem.

The picturesque Émeraude Coast looks north to the English Channel and is packed with charming seaside resorts and old fishing villages. Most of the towns of the interior were founded in the Middle Ages. The department's southern half is crossed by the Noires Mountains that run west to east with rivers emptying to the south into the Bay of Biscay and to the north into the Channel.

Along the coast, fishing was once important but is now secondary to the cultivation of fruit, oats, potatoes and wheat and of course tourism.
