Equestrian Home with Tennis CourtIn a calm position halfway between the medieval village of Montaut les Creneaux and Preignan in the Gers, you will find this large, luminous family home sitting in eight acres of grounds with four horse boxes and a tennis court.
A long, private drive leads you through the grounds to a small parking area and garage positioned between the tennis court and the house.
Go through the front door into a large entrance hall with access to all the ground-floor rooms and an impressive staircase leading to the first floor.
On your right you'll find the kitchen with scullery, a toilet and shower and a veranda.
Opposite the front door is a large, luminous, south-facing dining room with French windows leading out to a tiled terrace and the garden.
The sitting room is accessible from the dining room and from the entrance hall.
Upstairs you have four good-sized bedrooms, all with fitted cupboards and three have French windows opening onto south-facing balconies.
A fifth smaller bedroom or office and a large bathroom and separate WC complete the tour.
Outside there's a garage for one car, the tennis court, a large park with trees and a bit further from the house a stable block with four horse boxes, an area for stocking hay and straw, a small tack room and, of course, the paddock area.
The house was built in the 70's and while structurally sound needs refreshing.
The same is true for the tennis court.
What is does have to offer though is a lot of space and light in a prime position, with the possibility of having horses and your own tennis court.
All this at a very reasonable price.
Only five minutes from the house, the attractive little village of Montaut-les-Creneaux has preserved much of its historic past: the gate-house, chateau, listed church and fortifications. Three minutes in the other direction takes you to Preignan with its primary school, medical center, pharmacy and bakery. Auch is a ten minutes' drive away and is very central to the Gers.
It's an excellent base for visiting and enjoying all the annual festivals that the Gers offers you: Eclats de Voix in Auch, Jazz in Marciac, Country in Mirande, Tempo Latino in Vic Fezensac, Bandas in Condom, etc.Famous for its gastronomy, cathedral and monumental staircase, Auch also offers you a railway station, supermarkets, schools, doctors, banks and boutiques.
Toulouse with its airport is an hour's drive away and the Pyrenees with their ski slopes and Spain are an hour and a half away.

The department of Gers is often described by those who know France as an excellent area to visit, if not the best area of France for Brits who want to relocate. It is not over-run however and indeed, the department has a diverse array of assets to discover, some of them are obvious; the rolling countryside, very mild climate, the Pyrenees mountains, whilst others remain more subtle like the hearty food, local culture, street markets and Gascon traditions. Foreigners often refer to the area as Gascony, referring to the former French province.
The department is generally an agricultural area where the local gastronomy is highly regarded by both French nationals and foreign expats. The most cultivated crops in Gers are Colza, Grain, Sunflowers and Corn. Some of the older locals may speak a Gascon patois, but its usage remains in decline among the younger generations. The largest Gersoise towns in terms of number of inhabitants are Auch, Condom and Fleurance but even these are not overly large.
