Since its transformation in 2001/3 by the current owners from a neglected farmhouse this impressive home has grown to offer a reasonable income from wedding receptions, birthday parties, gite rental, etc. etc. One of only three 'Gites for Groups' in the official guides for the Sarthe department almost guarantees a regular clientele. A peaceful setting with excellent access to the close by market town of Chateau-du-Loir (halfway between Le Mans and Tours), with autoroute junction, Saturday market, Superstore, schools, doctors, etc. etc.

There are several main parts to the principal building: a 3 bedroom (including handicapped access) 3 storey house, a 105m2 party hall and 46m2 conservatory (100+ seated dining), wcs, professional kitchen, etc. etc., 1st floor sleeping accommodation (5 bedrooms), a 2-storey gite (5 bedrooms) and a separate honeymoon suite. All of the building is in excellent condition and has recently passed its fire rules accreditation, etc. In addition to the 'living areas' there is an office, wine cellar, storeroom (was destined to be a sauna/steam room and indeed could be), a sizeable hanger/workshop/storage (possible stables if required), a large garage, marquee tent (60m2), boules and volley ball pitches, orchard, forest and paddocks.

The owner's lodge comes with a large stocked pond and private garden. The lodge offers 2 bedrooms, shower room and wc and a large open plan lounge/diner/kitchen area.

An ideal opportunity for the new owners to build on the proven track record of this property and tailor the business aspects to suit their lifestyle.
