This exceptional property is located not far from Vienna. The horse farm consists of several buildings, some historic, and is situated on an approx. 3.7 ha. large plot. Owing to the many old trees on the property, the drive up through the green door is particularly impressive. All buildings are in a good and well-maintained condition. An approx. 65 m long wine cellar makes the property unique. The outdoor pool is a gorgeous addition to the property.

The stable buildings are in good condition, but the horseboxes need to be brought up-to-date as they are deemed too small for contemporary standards - otherwise, they would be fine.

The riding hall (approx. 20 m x 70 m) is insulated, light and in very good condition. A plant room, suitable for the storage of various equipment or as a garage for up to 6 cars, exists. The dressage arena and the paddocks are making this horse farm what is really is - unique.

The former granary has been converted into todayґs residential building. The floor space is spread over three floors. Two separate stairways are leading from the ground floor to the first floor. The first floor and the top floor are connected by both a spiral stairway and an ordinary flight of stairs.

The ground floor is housing two approx. 55 m2 large rooms that are ideally suited as living- and dining rooms, the family kitchen, two toilets and a guest-bathroom. The first floor offers five bedrooms and three bathrooms. The top floor has two large rooms (approx. 55 m2 + approx. 70 m2) that are ideally suited as offices or family rooms, one bathroom and four storage rooms (approx. 3 m2 - 5 m2).
