Description

Situated on the edge of the pretty town of Neuvic and within walking distance of the magnificent Lac Triouzoune is this lovely 3 bedroom house together with separate 1 bedroom apartment, 2 outbuildings, 2 garages and attached land of 3817m2.

Approaching the property situated at the end of a quiet cul de sac, you are immediately taken by the positioning of the property, raised higher than its neighbours, the view from the house is lovely looking above the properties to the countryside beyond.

Entering the house you arrive into a welcoming hallway. To the right you will find a large, light living room (29m2) with beautiful parquet floor, a cosy woodburner and french doors leading out onto the balcony at the front of the property.

Opposite the living room is a kitchen, again with lots of natural light (13m2).

On this floor there are 3 double bedrooms (however the current owner uses one as a dining room). The bedrooms (14m2, 12m2 et 13m2) have built-in wardrobes and one of the bedrooms boasts french doors leading out onto a large rear terrace which looks out onto the gardens. The pretty bathroom houses basin, toilet, shower and bath.

Stairs lead to another floor which is a large attic room, which is the whole footprint of the house. There are windows and a high ceiling in this room therefore giving it scope to be additional living space.

The lower-level of the house has a fantastic 1 bedroom apartment with separate entrance from the main living area. There is a functional kitchen (12m2) leading into a cosy living room (12m2), which then leads to a double bedroom (10m2) with lovely en-suite shower room. At this level there is also 2 large garages (45 et 47m2). This would give scope for one to be used as a garage and the other for whatever you desire, for example a workshop or studio.

The house is heated by a new oil-fired central heating system (De Dietrich) and there is a cosy woodburner in the main living room. The property is on mains drainage. The windows are secondary double glazed.

Within the well-designed gardens there is a small concrete outbuilding and chicken run plus a very unusual but quirky underground bunker. The children would love this!

There is a fruit orchard homing cherry and apple trees plus a large lawned area. The communal road within the cul de sac has very recently been resurfaced and the other properties within the cul de sac are very pretty and well maintained.

The Correze is home to a rich variety of unspoilt natural scenery. Its hills, lakes, rivers, waterfalls, forests and footpaths make it an ideal location for many outdoor leisure activities such as cycling, walking and canoeing.

Situated on the edge of the lively town of Neuvic, all day to day amenities are very easily accessible. In the town there are Supermarkets, DIY stores, Doctors, School, College, Dentists, Post Office, Restaurants and Bars etc. Neuvic is a very pretty town with a real community feel with lots to do for everyone. It boasts the ownership of the beautiful Lac Triouzoune, which is close to the property. The Gorges of the Dordogne river are close by as are the stunning views across the landscape to the snow topped mountains of Cantal. Neuvic is very proud of its immaculately kept golf course and there are stables which offer trekking for the equestrian lovers.

Towns within easy driving distance are Ussel, Meymac and Bort-les-Orgues. The ski resort of Mont Dore is less than 1 hour away by car.

There are airports at Brive and Limoges with regular flights from the UK and the rest of Europe.

The A89 motorway is within easy reach

A spacious property with the advantage of separate accommodation situated close to town and the nearby Lake.

The department of Dordogne has some very nice property and much to offer in terms of location, with houses situated in the many striking villages found amid the rolling hills. Some villages and towns are considered so picturesque that they are categorised as Les Plus Beaux Villages de France (the most beautiful villages in France). Walkers will delight in the rolling countryside of Dordogne and there is a wonderful feeling of space here. From your Dordogne property it is easy to find peace and quiet off the beaten track in the hills, woodlands and forests.

The Dordogne River is one of the reasons why this area is a popular choice for visitors. There's nothing better than to hire a canoe and explore it for yourself. Many locations can only be seen from the water and you can make your own enjoyable voyage. On the journey you are sure to uncover lovely beaches, which make ideal locations for swimming, sunbathing and paddling. Why not have a day trip from your Dordogne property? all you will need to do is pack a picnic and away you go.

The Dordogne region of south-west France is one of the most beautiful and popular destinations in the country. Visitors to this beautiful region of France discover many chateaux, beautiful medieval towns and villages, unspoiled countryside and prehistoric caves.

In addition to its castles, chateaux, churches, bastides and cave fortresses, the region has preserved from centuries past a number of wonderful villages which still have their market halls, dovecotes, tories (stone huts), churches, abbeys and castles. Saint-Leon-sur-Vezere, Connezac, Saint-Jean-de-Cole, La Roque-Gageac and many others are real jewels of architecture. As for the old quarters of Perigueux or Bergerac, restored and developed into pedestrian areas, they have regained their former charm.

The famous caves of Lascaux have been closed to the public, but a replica of Lascaux II is open to visitors and is a major tourist attraction. Perigueux has important Roman ruins, including an arena which is still visible inside a public park located near the town centre.
