The House:

A very pretty house built from local stone in 1975 with around 70 m2 of living space on the first floor comprising :

Steps from the front garden lead up to the enclosed veranda (11,73 m2) leading into a West facing entrance hall with tiled floor (5,25 m2).

To the right of the hall is the kitchen with sink and extractor, small mosaic-tiled floor and south window (9,64m2). To the left of the hall is a door with stairs to the attic which could be made into further living space (possibly 2 bedrooms and a bathroom).

Opposite the front door is a large living/dining area with parquet floor, open fireplace and windows South and East letting in lots of natural light (26,60 m).

At the end of the corridor are two bedrooms with parquet floors, one East facing (13,26 m2) and one West facing (9,60 m2). There is also a West facing bathroom (4m2) and a separate wc.

A second set of stairs leads down from the first floor to the basement where there is a garage area, a boiler room for the oil-fired central heating and a further large space. With a minimum of work and cost, this basement could be converted to make a separate living accommodation to rent out (ie. B et B with en-suite bathroom or a small gite). There are already small windows and a door to the garden on the East side.

The property is situated on a small country road between Sarlat and Beynac with pretty views all round.

The 1700 m2 of flat grounds are completely enclosed and consist of a lawn with a mix of mature trees, shrubs and fruit trees and a variety of tropical trees (banana, palm) and a beautiful Camelia shrub.

A very well-maintained stone property immediately habitable with all modern comforts and near three of the most beautiful and sought-after villages of France on the banks of the Dordogne river near to Beynac, Castelnaud La Chapelle and La Roque Gageac and only 10 minutes from Sarlat and in easy reach of all the tourist sights of the Perigord Noir.
