Large Character Farm House & Gite On..

Beautifully renovated by the current owners this former diary farm now offers comfortable family accomodation along with an up and running guest gite. Grouped around the central courtyard the numerous outbuildings provide ample space for workshops, studios, garaging and a wide range of possiblities. The main house at present covers the ground floor however the attic space is enormous with excellent headheight and the current owners had permission granted to convert this space to make additional bedrooms (enough for a B&B perhaps). The gite has its own independant garden and access. With the main house there's a formal garden, courtyard as well as a large field and prairie ideal for horses or other animals. Main house: Fitted kitchen (16m2), dining room (25m2), lounge with wood burner (22m2), study, 3 double bedrooms (10, 12 & 14m2 with seperate en suite shower and wc), bathroom and wc. !st floor: Ripe for conversion for at least 3 huge bedrooms with dressing areas and en-suites. Gite: Ground floor: fitted kitchen (18m2), lounge (24m2), walk in shower/wet room &wc. 1st floor: 2 bedrooms + study/small 3rd bedroom, shower room & wc. Outside: Gravelled courtyard, numerous outbuildings (workshops, games room, stables, former milking shed, barn, hanger, etc. etc.), formal garden (edged by a brook), large field and praire on all roughly 4 hectares of land. Location: Quiet hamlet setting a few kilometers from the local village with all amenities. 12 minutes from Saumur. Good access to bridleways and the nearby forest. An excellent opportunity to move straight into a large charming family home with on site gite. Scope to expand with the potential of running a B&B with maybe equestrian links if required (Saumur is just down the road). Ideal for a family with horses or animals looking to settle in this popular area of the Loire valley.
