Large Stone House With Garden, Garage..

Edge of village
* Historic residence
* 1.2 hectare plot
* Ideal B&B / Gite
* Excellent location

Located on the edge of one of the Loir Valley's nicest villages with excellent access to Le Mans, Tours, Vendome and on to Paris this large family home would make an ideal B&B. Within sight of the poet Ronsard's natal chateau and a short stroll from the banks of Le Loir the location is excellent.

Built in two parts the first from the 17c was commissioned and lived in as a holiday home by one of Louis XIII personal assistants. A later addition of the 'Manoir' part dates to the more recent 20c and was developed by the local doctor and was used as his consultancy rooms as well as the family residence.

The older part today offers a formal dining hall covering 84m2 with no less than 3 fireplaces, there is a wine cellar and hallway and on the part landing is a bedroom, the enormous attic space is ripe for conversion and also links to the Manoir part.

The Manoir part (around 200m2 + the attic) offers a main hallway with front and rear access, a kitchen, 2 lounges, consultancy rooms, wc, shower. The 1st floor provides 4 large double bedrooms all with parquet floors and 3 with fireplaces. The stairs lead on up to the attic with again space for conversion if needed.

Outside. The front garden is walled, to the rear is a gated courtyard with parking, a double garage with workshop and former stable, a bird house (chickens and pigeons), there is a moat/pond, small orchard (with a fig tree) and another house to be converted (an ideal gite). The plot totals around 1.2 hectares including a field of 7700m2 which has planning permission. The main house has been completely re-roofed about 10 years ago and is connected to mains drainage.

This home requires some TLC, renovation and modernisation and represents an ideal investment opportunity for a family wishing to be part of French village life with the possibility of creating a B&B/Gite style business in this popular area of the Loire Valley.
