Description

Quietly situated on the edge of a small village but yet close to amenities sits this grand 5 bedroomed property. Full of character and offering plenty of potential whilst also currently operating a 'gite' and a small scale camping business. The large grounds of almost 4 acres have construction potential too. Built around the turn of the 20th century the main house has good volumes, high ceilings and large windows allowing plenty of light to flood in. The barns and pigeon loft which are attached to the main house have space for a large workshop/garage on the ground floor as well as potential to create a 'gite' on the first floor.

The detached stone building which is currently used as a log store has a provisional connection to the septic tank to create another 'gite' too. Only one hour from Toulouse international airport and less than an hour from the peaks of the Pyrenees mountains this property is ideally suited to a business project or large multi generation family home.

The main house contains the 'gite' in the east wing, it has its own separate entrance and is on ground floor level, it comprises sitting room/bedroom with views over the garden and mountains. It has a log burner for cosy winter evenings and large double doors opening south onto the patio. The separate kitchen has a butlers sink, dishwasher, oven, gas rings and fridge and door east. The shower room has shower, bidet, basin and w.c. Dividing the private from the commercial accommodation is the large entrance hallway, still used as the main dining room as it would have been in former times. The south facing salon has double doors south to the patio, original wooden floor boards (as have the other ground floor rooms) and the original but non functioning fireplace, leading to the family kitchen with window north, built in fireplace and door to the scullery/utility which also contains the w.c. and shower used by the campsite. There are doors to the north and also into the attached barn from the scullery. On the first floor is a large landing with the 5 bedrooms ranging in size from 15 square meters to 28 square meters in size. The master bedroom has its own shower, basin and w.c. there is a house w.c. plus a separate house bathroom and a dressing room/store which could be converted into shower rooms/bathroom if required. The bedrooms are all characterful with large windows, heigh ceilings and original features, floorboards etc. The attic space (145 square meters) would easily accommodate 4 large bedroom suites with room to spare, or a games room/cinema room etc.

To the exterior is the attached barn of 77 square meters with the same potential on the first floor plus the old 'pigonnier', this space would make a perfect second 'gite' or two. Currently used as large stores and garage. A detached stone building, currently used as a wood store would also make a fine 'gite', The campsite is registered for 6 places but the owners find that 4 works well giving tents or camping cars plenty of space in the orchard area. There is potential to build upon some of the 1.6 hectares of garden and land surrounding the house, either to divide and sell off or to create further accommodation units. There are no obligations to do so. A rare and exciting property with income potential from day one and plenty of potential to enlarge and improve the current accommodation.

About Midi-Pyrenees

The Midi-Pyrenees was amalgamated with Languedoc-Roussillon in 2016 to form the enlarged region known as Occitanie. We are sticking with the old region name at the moment as it is still the one most people recognise for this delightful region. Even as Midi-Pyrenees it was one of the largest regions in France, nearly the size of Austria, and as such we cover only two departments in depth being Tarn et Garonne and Haute Garonne. Our partner offices do have some properties for sale in Gers, Haute Pyrenees, Aceyron, Ariege, Tarn and Lot but their main selections are in the above named departments. This puts our houses in Midi-Pyrenees closer to Toulouse, with its easy access from the UK, than to the sea. We believe we offer our French property selection in the part of Midi-Pyrenees that most U.K. buyers are looking for.

Our Tarn et Garonne properties are located in the triangle between Cahors, Montauban and Agen. All are delightful towns to be close to and all of them sit amongst the unspoilt countryside of hills, orchards, meadows and gorges that makes this department so beautiful. When I think of Tarn et Garonne I think of wide open spaces, pretty villages, the forest of Agre (1474 hectare of forest land near Montauban), the River Garonne and long, warm sunny days to enjoy the numerous markets and lovely cafes. Buying a property in Tarn et Garonne would be unlikely to disappoint.

The department of Haute-Garonne adjoins the southernmost boundary of Tarn et Garonne where it enjoys the same soft, undulating landscape that Tarn et Garonne offers but as you head further south the landscape becomes more rugged until you reach the foothills of the Pyrenees. This diverse landscape is more forested and less agricultural than the north of the department and again enjoys the river Garonne flowing through. It also offers access
