House
Ground Floor
Entering from the front garden directly into the kitchen (3.5m x 6.5m = 23m�) with its tiled floors and fitted units and appliances. Off to the right there is a large utility room (3.3m x 6m = 20m�).
To the left of the kitchen is a dining room (4.8m x 6.2m = 30.m�) with tiled floors, exposed beams and a stone fireplace.
From the dining room there is access to the former entrance hall where there is now a shower room (2m x 3m = 6m�) a separate WC and stairs to the 1st floor.
Off the former entrance hall is a second reception room with stone fireplace, formerly the sitting room (5m x 6m = 30m�) used most recently as a ground floor bedroom.
1st and 2nd Floor
The 1st floor requires a little up dating, there are currently three bedrooms (31, 14 and 9.5m�) and a small toilet.
The second floor runs the length of the house and could be converted to further bedrooms and bathrooms.
An external staircase gives access to two further rooms above the kitchen totalling 20m�.
Exterior
Attached to the house there are outbuildings including a barn and former distillery, which could be used to extend the house or create further accommodation.
There is land to the front side and rear of the house, currently awaiting the land registry to measure and certify the bouderies. There is a 12 200m2 field with lake.
