House
Ground floor
The front door opens to a large living room (6m x 6.3m) with tiled floor, exposed stone feature wall and a double-height ceiling. To the left an archway leads through to the sitting room (5m x 6.3m) with wood and tile floor, exposed beam ceiling, exposed stone feature wall, fireplace and two pairs of French doors opening onto the garden.
To the right of the living room a wide archway opens to the kitchen (3.3m x 4.1m) with tiled floor and a range of fitted units. From the kitchen a door opens to a large bathroom (3.4m x 2m - bath, twin wash-basins and plumbing for a washing machine). A second door opens to a ground floor WC.
To the rear of the living room a door opens to the boiler room.
First floor
A wooden staircase rises from the rear of the living room to a mezzanine floor overlooking it (15 sq m - would make a good place for an office / study area). To the right of the mezzanine a corridor leads to two bedrooms (4.5m x 3.2m and 4.3m x 3.2m). A door at the end of the corridor opens to the first floor of the section of the house used as chambres d'hotes.
Chambres d'hotes
A door from the garden opens to an entrance hall, off which are two bedrooms (3.7m x 3m and 3.8m x 2.8m) both with ensuite shower rooms. At the end of the hall a staircase rises to a guest living room (7m x 4m - some of which is taken by the stairwell). This is a delightful room with tiled floor, exposed stone walls, exposed beam ceiling, stone fireplace and a small kitchen area. To one end of the room is a spacious bedroom (4.2m x 2.7m) with tiled floor, stone fireplace and ensuite shower room. To the other end of the guest living room is a smaller room (4m x 2m) with velux window. A door from the guest living room opens back into the main house (onto the corridor with the two bedrooms).
There are two more guest bedrooms accessed from the garden. A flight of wooden stairs rises from the covered entrance barn to a corridor off which are the two rooms (3.1m x 3m and 3.4m x 2.7m), each with ensuite shower rooms.
Exterior
The house sits on a plot of 1310 sq m. The mature garden is well stocked with trees, shrubs and flower borders and there is a covered terrace next to the house from which to enjoy the view of the garden. To one side of the garden is the swimming pool and next to the covered entrance there is a workshop.
This is a spacious property which could easily be brought back to life as a B&B but which could equally become a family residence. The historic city of Angouleme is just a short drive and the local village provides the basics.
