Many moons ago at the big shows we attended we used to get lots of questions about running a B&B + Gite business in the Loire Valley, the answers and our advice were always similar: to choose an area where clients will wish to come and stay with plenty to see and do and provide them with an environment that they will wish to return to, thus reducing your marketing budget and maximising your profit. Here we have an example of how to 'do it right' - an excellent location offering peace and quiet yet retaining superb access to local amenities along with all the trappings of the Loire valley as well as beautifully finished spacious combination of buildings offering various permutations for rental. The current owners have expanded on an existing business and today have an annual turnover in excess of 200,000E - proof indeed that they've got it right and if that wasn't enough they get to live on site in a splendid 16th century manor.

The owner's 3 bedroom home/manoir today offers a mix of old and new styles providing ample space for a family and with scope to create further rooms in the large attic if needed. The outbuildings are used to provide a rental income and are divided into:

* Former chapel with large lounge/salon on the ground floor with corner kitchen and two bedrooms with en-suite upstairs.
* Former stables with a studio apartment, store-room, large office and conservatory, laundry room.
* A gite with three bedrooms (all with en-suite) including one with its own separate entrance, twin kitchens and a dining room/lounge.
* Reception hall with two large rooms (can be divided for seminars) with seating for 100 people and a semi-professional kitchen, wc's and handicapped bedroom. Upstairs are a further 8 bedrooms and 6 shower rooms.

The property has an attractive entrance courtyard with 2 separate parking areas, garden and orchard area and is surrounded by its own land (grass) the total plot measures approximately 4 hectares. To the rear of the manoir is a private plunge pool and owner's terrace area. To the rear of the outbuildings is a private garden area with various troglodyte caves.

The property can be, and has been, rented out whole (excluding the Manoir) for seminars, weddings, etc. or separately as gites and/or the rooms individually as a chambre d'hotes/B&B - this versatility has proved most effective and the impressive annual turnover is testament to this. Ideally suited to someone with a flare for cooking or if not there are various possibilities for arrangements with local restaurants to provide food on-site for your guests.
