Nlen001856 - Charming Period Home And..

4 bedroom house + guest accommodation

* Large parkland with pond and river

* Quiet setting with super access to Le Mans

* Very nicely presented

Dating back to 1791 this period home is set in a beautiful park of nearly 2 hectares with pond and small river, it has been well renovated and now offers a 4 bedroom main home and separate guest accommodation.

The entrance drive winds amongst the trees to bring you into the formal courtyard with the guest accommodation to your right and main manoir in front. The main house offers 3 renovated floors with space in the attic still exploitable. The ground floor provides: entrance hall, fitted kitchen, wc, large split level vaulted lounge with stairs to the mezzanine TV salon and 1st floor rooms.

The 1st floor (with outside direct access via the front staircase as well as the internal one) offers tv salon, master bedroom with en-suite (bath and shower), study, billiard room and stairs to the 2nd floor: 3 double bedrooms each with en-suite shower and wc stairs to the 3rd floor: attic with heating and fireplace, needs plaster boarding etc. but very useable and enormous potential.

The outbuilding dates back to 1850 and provides a ground floor kitchen and wc and double bedroom and shower room upstairs for guests in one part. The remainder is used as a 2 car garage with attic space, garden store and boiler room.

The plot totals 18826m2 (roughly 4.5 acres) with formal lawn, pathways, sluice gated river, sizeable pond and wine cellar.

An ideal location for a family home or to have paying guests (B&B with Gite for example) - very nicely presented in a popular but quiet setting. 5 mins from Le Mans with great access to the circuit and Loire Valley. (reference: NLEN001856)
