Nlen001960 - 18 Hectares Fermette

18 hectares (roughly 9/9 pasture/woodland)

* Farmhouse (needs improving)

* Bar/Club House

* Hangar and hard standing for stables

* Small pond

* Sand school

* Great location

It's not often that we find an 18 hectare estate with all the land in one single location surrounding a farmhouse. Roughly speaking we have the fermette (small farmhouse) in the middle, then 9 hectares (22.5 acres) of pasture, paddock and a sand school, then surrounding this another 9 hectares of woodland.

The fermette is liveable but does need some work (for example the converted attic needs completely redoing but the roof is fairly recent and appears in good order). Permission was granted for a stable block and the hardstanding is already in place. The former clubhouse (120m2) is a bonus and can be used for a number of options along with the 140m2 of storage hangar. The current owner has created a sand school (70m x 30m) and a number of paddocks, her project was for a Poney Club but personal circumstances have changed and as such this is a rare opportunity for someone to either continue down the same theme or use the large 'small holding' for a multitude of other options.

There is currently a very comfortable 2 bedroom 'mobile home' (38m2) on site which could be negotiated to stay thus providing accommodation whilst work is carried out on the fermette.

An ideal project (equestrian, camping, yurts, gites, Glamping, etc. etc.) for someone enthusiastic and ready to get stuck into a fairly easy renovation with the end result well worth the effort in an idyllic setting with good access to local amenities. At this price and with this amount of land this is a rare product and unlikely to be available for long so grab the opportunity whilst it's there.
