Yes, it is the 'P' word again. However, as there are fewer and fewer large farmhouses such as this one left to do up, I don't get the chance to say it so often. Not only has this property got potential but it also has rooms of elegant proportions hinting at a rather more well-off past. It is now waiting to be transformed back into the impressive country home it undoubtedly once was.
First, however, there is work to be done. Although described as habitable by my French colleagues, I would hesitate before unpacking. The roof will need attention and whilst there is central heating, the plumbing and drainage needs updating so you could find it easier to approach this project from scratch. At present the house has a tiled kitchen and separate living room of 28m2. The three rooms that have been used as bedrooms have wood floors and are separated by partition walls that could easily be taken down. You have several options therefore on how you use this space here. The house also has an existing shower room and W.C. Up above, accessed from the side barn, is the attic with plenty of head height and offering a further 38m2 of living space.
The land is mainly to the front of the property although there are small strips of land to the side and as well as the attached stable there is a barn opposite. Some of the land has been divided by stone walls and two rather grand stone pillars mark the entrance to the property.
The hamlet is a few minutes drive from the village of Aubigne. The nearest shops are located in the market town of Chef Boutonne, ten kms away. The city of Poitiers is an hour away for international rail and air links.
