Part-converted barn with land, pond and plenty of potential

Price reduced

This very attractive barn has been partly converted to provide a 3-bedroom house with scope for further development. Beautiful woodland plot with large pond.
location

Formerly the outbuilding to the neighbouring maison de maitre, this pretty barn has been partly converted to a 3-bedroom house with the remainder of the building providing further development potential (subject to any relevant planning permissions).

House

The house can be entered from a number of rooms. From the drive a door opens to the living room (26m2) with tiled floor and a fireplace.

From this room a door opens to a corridor that provides access to the rest of the living space that comprises:

a kitchen (17m2) with a range of units and a door to the garden.

3 bedrooms (17m2, 17m2 and 14m2) two of which have doors to the garden

a bathroom (bath, shower, wash-basin and bidet)

an ironing / store room

a separate WC

To the far end of the corridor, a door opens to the rest of the unconverted barn.

Barn

The barn covers about 240m2, including a few rooms (office, workshop and overflow bedroom). There is plenty of head-height to create a first floor in the barn and above the existing conversion.

Exterior

The building sits on a large 15668m2 plot (over 3.5 acres). The land is lightly wooded with oak trees and there is a large pond.

The conversion was done in 1980 and should be considered as requiring upgrading. The building is very attractive and offers great potential for further development (subject to permission), particularly given its proximity to the pretty little town of Montendre. With easy access to major roads, Bordeaux is less than an hour's drive and the Gironde Estuary (a UNESCO World Heritage site) is even closer.
