Ground floor

The front door opens to the entrance hall (14m2) with tiled floor. To the right of the hall a pair of glazed doors opens to the spacious kitchen / dining room (25m2) with tiled floor, exposed beam ceiling, stone Charentaise fireplace and a range of fitted kitchen units.

To the left of the hall a pair of glazed doors opens to a generous sitting room (35m2) with tiled floor, exposed stone walls, exposed beam ceiling and a fireplace. This room is easily large enough to accommodate both sitting and dining areas if desired.

To one corner of the sitting room a doorway leads through to a corridor, off which are three bedrooms (14m2, 13m2 and 12m2) as well as a family bathroom (free-standing bath, shower and twin wash-basins). There is also a separate WC.

To the back of the entrance hall a door opens to a large utility room (16m2). From here a door opens to a large store room (about 28m2).

First floor

The first floor is currently reached via a ladder in the store room. Up here some work has been done to create a large landing and two large bedrooms (30m2 and 29m2). Some further work would be required to make these rooms fully habitable but they currently act as useful overflow bedrooms. Off the landing there is also a room with WC and wash-basin.

Outbuildings

Attached to the house are a two large barns (50m2 and 85m2) - one of which can house a caravan / camper van. Attached to the end of the larger barn is a small one-up-one-down cottage (would require renovation if to be used as habitable accommodation).

To the other side of the house there are two garages.

Exterior

The house sits in a level plot of 3963m2 (about one acre). To the front there is a drive with turning circle, lawn and mature trees. To the back of the house the garden is laid to lawn.

This is a spacious house with plenty of potential for further expansion / development if required. The nearby town of Baignes has all the basic amenities. With easy access to the N10 (the main Paris-Bordeaux "route nationale"), Bordeaux can be reached in less than an hour.
