Opis

A rustic character Quercy stone farmhouse set in over 15 acres, mostly oak woodland, with swimming pool and outbuildings, nr the popular market town of Montcuq, Lot.

Quietly located up a long country track, with about 3 acres arable/grassland and 12 acres Quercy oak woodland behind, and views down a pretty valley.

This spacious (167m2) centrally heated home offers beams, exposed stone walls and tiled floors. 30m2 beamed living room with terracotta tiled floor, exposed stone walls and large fireplace with woodburning stove.

On the same first floor level are 4 double bedrooms, one with en-suite shower room, a separate shower room and a balcony overlooking the swimming pool. Downstairs are a most impressive vaulted stone dining room (30m2) opening out to the gardens, and a country kitchen. Full bathroom down here too. To the side of the house on this level is a large studio/workshop. Lawned gardens surround the house, with a freeform swimming pool in a private sunny location, and a covered BBQ area. To the rear is the old bread oven building and a 2 car port.

The house is privately set and protected to the rear by its 12 acres of oak woodland. A small Quercy hamlet is a couple of minutes away. Montcuq with all its shops, market, restaurants and cafes is just 10 mins away. Toulouse and Bergerac airports about 90mins.
