House
Ground floor
The front door opens to the entrance hall (20m2) with tiled floor and exposed beam ceiling.
To the right of the hall a door opens to a huge open-plan living room (about 100m2) with tiled floor, exposed stone walls, stone fireplace, exposed beam ceiling and glazed doors to the garden. This large space is divided into two very generous areas for sitting and dining. The dining area has a double-height ceiling and is overlooked by the gallery landing on the first floor.

Outbuildings
The habitable part of the property comprises the major portion of a large stone barn - top the left of the entrance hall a door provides access to the rest of the barn (about 65m2) into which it could be possible to extend. To the rear of the entrance hall a door opens to another outbuilding that runs the width of the entire building (about 100m2).
To one side of the courtyard there is a large and attractive open-sided barn, next to which are the former pig house and a few other stone outbuildings arranged around a small lawn. In addition to this there is a very handsome "pigeonnier".
To the other side of the courtyard is another stone outbuilding - formerly the distillery.
Grounds
The property is set on a level plot of 3524m2. The house is approached via a drive that leads from a small lane to the courtyard. There is garden to either side of the drive - one side mainly left to lawn (with a pentanque pitch) with the other side being lightly wooded. To the front of the house is a gravel courtyard with outbuildings to either side.
To the side of the house is an area of lawn which looks over the neighbouring farmer's field.
This is an attractive property in a great location - a rural feel but within walking distance of the market town of Chateauneuf sur Charente, with its shops, bars, restaurants and supermarkets.
