House
Ground floor
The front door opens to an entrance area (14 sq m) with tiled floor, exposed beam ceiling and a bespoke wooden staircase rising to a mezzanine first floor landing. To the right of the entrance area a corridor provides access to a large walk-in coat room, next to which is a WC. At the end of the corridor a door leads through to the kitchen.
To the left of the entrance area a door opens to a multi-media / home cinema room (15 sq m) with tiled floor, exposed stone wall and exposed beam ceiling.
The entrance area itself leads directly into the large living room (about 45 sq m) with tiled floor, exposed stone feature wall and a large picture window with sliding patio doors opening onto a walled courtyard garden. Part of this room has a double-height ceiling and is overlooked by the bespoke staircase and landing.
To the right of the living room a few steps lead up to the kitchen / dining room (about 43 sq m) with tiled floor, exposed beam ceiling and two pairs of part-glazed doors opening to the garden. To one end of the room is a dining area with fireplace and to the other is the kitchen itself with fitted units. To one corner of the kitchen a wooden staircase rises to the first floor. Off the kitchen is pantry room with a door to the garden.
First floor
The main staircase in the entrance area rises to a first floor landing. To the left a corridor leads to a family bathroom (bath, shower and wash-basin) and a separate WC. Also off this landing is a suite of two rooms comprising a bedroom (about 12 sq m) and a room currently used as a study / private sitting room (about 12 sq m).
To the right of the staircase a corridor leads to two more bedrooms (12 sq m each), both with exposed stone feature walls.
At the end of this corridor a doorway opens to a large room (about 40 sq m - currently used as a children's play room) with wooden floor. The staircase from the kitchen rises up into this room.
Second floor
To one side of the play room a staircase rises to another large room (about 40 sq m) with high ceiling with exposed beams. This room is currently used as an office / hobby room.
Second house
Ground floor
Attached to the main house an accessed via the garden and via the living room is a second house. From the garden a door opens to an open-plan living room, to the rear of which is a kitchen area. To the right a door opens to a short corridor that leads back into the living room of the main house. Off this corridor is a WC.
First floor
A staircase rises to a landing off which are two bedrooms and a shower room with WC.
Cellar
Accessed from the garden there is a good size cellar that as well as providing plenty of storage, also houses the central heating heat-exchange system.
Exterior
The house sits in a plot of 5417 sq m with most of the garden laid to lawn. From the gateway a sweep drive leads o the house. There is a very large and attractive pine tree, providing welcome shade on the terrace next to the kitchen. To one side of the garden a pair of gates open to a walled courtyard garden (into which the living room looks) to one side of which are a number of stone store-rooms.
This is a spacious house in a desirable location that has been extremely well renovated to provide a comfortable (and low energy cost) family home. The house has under-floor heating provided by an air/water heat exchange system. It is also double-glazed and well insulated. The internal air is refreshed via a Canadian well which pre-warms (or pre-cools) the air depending upon the season and distributes it throughout the house. In theory this means that the windows need never be opened!
