Spacious house and fine views
This large village house has been renovated and decorated with care and taste - and is set in the Charente valley between the historic towns of Cognac and Saintes
House
A flight of steps lead up to the front door which opens into the main living room. This room (39 sq m) has a tiled floor, exposed beam ceiling and a large, stone Charentaise fireplace. To the rear of the living room a wide opening leads through to the spacious kitchen. This room (20 sq m) has a tiled floor and looks into the very private rear garden with a glazed door opening to it.
To the right of the living room a door opens into a tiled hallway. To the left a door opens into a shower room (8 sq m - walk-in shower, wash basin and WC) which in turn has a door to the master bedroom (12 sq m) which has a small balcony overlooking the rear garden.
Further down the hall a door opens into a second internal hallway. To the left is an attractive bathroom (free-standing bath, wash basin and WC). A door from this hallway opens to a conservatory area (10 sq m) with tiled floor - this delightful room provides a second sitting area / office space. Off this room are two bedrooms (11 sq m each), one of which has a door leading back to the hallway. Sliding patio doors open from the conservatory onto a large raised and decked terrace/balcony with lovely rooftop and countryside views.
Garden level
Back in the main living room, a staircase in one corner leads down to a large bedroom (30 sq m) which could be used as a music room, cinema room etc. From here a door opens into a garden room with doors to the front and to the garden at the back. Attached to this is the garage which also houses the oil-fired central heating boiler.
Garden
To the front of the house is an enclosed gravelled area as well as a covered parking area (covered by the terrace/balcony). To the rear of the house, and cut into the limestone cliff, is a charming and completely enclosed, private garden with an area laid to lawn as well as an area decked out in hardwood decking. To one side of this garden a staircase rises to a second garden area with fantastic views over the river valley.
This is a well-maintained house in a great location with a very interesting garden. It would make a wonderful holiday home or equally, a spacious permanent home.
