House
Ground floor
The front door opens into the entrance hall (1.7m x 6.7m = 11sqm) with tiled floor. The hall runs the depth of the house and to the rear has a door to the back garden. To the left of the entrance hall a door opens to the sitting room (4.8m x 4.4m = 21sqm) with tiled floor and a pair of French doors to a patio in the front courtyard garden.
From the sitting room a door opens to the kitchen / dining room (5m x 6m = 30sqm). This room is divided into two areas by the stairwell. The dining area has a glazed door to the front courtyard garden and a traditional Charentaise fireplace with wood-burning stove. The kitchen area has a range of units and overlooks the rear garden. A corridor runs from the kitchen area back to the entrance hall. Off this corridor is the ground floor WC.
To the right of the entrance hall are two rooms: a store room (12 sqm) which also houses the oil-fired central heating boiler, and a sewing / hobby room (12 sqm).
First floor
A wooden staircase rises from the kitchen/dining room to the first floor landing (10.5 sqm), off which are a bedroom (3m x 5 = 15sqm) and a bathroom (bath, washbasin 5.5sqm). From the landing a corridor leads to two further bedrooms (16 sq m and 24 sq m). The largest bedroom has an ensuite shower room (shower, washbasin and WC 4sqm) as well as a dressing room (3.5sqm). Also off the corridor is a separate WC.
Outbuildings
To one side of the front courtyard garden is a garage and a barn (about 50 sq m). The barn has independent access to the lane as well access from the courtyard.
Gardens
To the front of the house is a delightful courtyard garden mainly laid to gravel with a small lawn, a patio, mature trees and shrubs. To the back of the entrance hall a door opens to the walled garden - mainly laid to lawn with a vegetable garden and a number of ornamental and fruit trees. To the back of the house is a large paved covered terrace - ideal for outside entertaining or just enjoying the garden whilst shaded from the sun.
This is a charming house in a charming village - large enough for use as a permanent residence yet equally ideal as a "lock-up and leave" holiday home.
