House

Garden level

The front door opens to a large entrance hall (30m2) with marble-tiled floor and exposed beam ceiling.

To the right of the hall a pair of glazed doors opens to the very large dual-aspect living room (49m2) with marble-tiled floor, exposed beam ceiling, fireplace and four pairs of glazed doors opening to the terrace and the garden beyond.

To the left of the hall a door opens to the kitchen (13m2) with tiled floor, a range of units and a pair of glazed doors to the garden.

Off the entrance hall a short corridor provides access to a room (15m2) currently used as a dining room (possible 5th bedroom) and to two bedrooms (16m2 and 15m2) both of which have glazed doors to the garden. Also off this corridor are a shower room and a separate WC.

To the back of the entrance hall are two more bedrooms (15m2 and 12.5m2) which share a "Jack and Jill" bathroom (bath, wash-basin and WC).

Basement level

Another door in the entrance hall provides access to a flight of stairs that leads down to the basement level. This area comprises three main spaces, totalling about 130m2, which includes a garage.

Exterior

The house sits on a plot of 2736m2. The garden is mainly left to grass with a number of mature trees and shrubs, including a row of vines.

This is a spacious house in a sought-after village just outside the historic town of Cognac. Whilst not a full renovation project, the house will require some modernisation but this could be done whilst the house is occupied.
