House
Main living level
A flight of steps rises from the garden to the front of the house to a raised south-facing terrace. From here the front door opens to the entrance hall with tiled floor.
To the left of the hall a pair of glazed doors opens to a large light and airy dual-aspect living room (36m2) with wooden parquet flooring, a fireplace and a pair of French windows opening onto the terrace.
To the right of the hall a door opens to the kitchen (15m2) with tiled floor, a range of fitted kitchen units and a door to the terrace. To one side of the kitchen a pair of glazed doors opens to a room (15m2) with tiled floor, fireplace and French windows to the terrace. This room is currently used as a sitting room but could equally be used as a dining room.
To the back of the hall a corridor provides access to three double bedrooms (17m2, 13m2 and 13m2) each with wooden flooring. Also off the corridor is a family bathroom (bath, wash-basin and bidet) as well as a separate WC.
Garden level
A staircase descends from the entrance hall to an internal hall off which are a room (19m2- currently used as a bedroom), kitchen (12m2), a conservatory (11m2), a living room (14m2) and a large store room (25m2) in which there is a shower room (shower, wash-basin, bidet and WC). In addition to this there are a pantry, a cellar and a large integral garage (about 45m2).
Exterior
The house sits on a level plot of 1937m2 (just under 1/2 an acre). To the front there is the drive to the house and a landscaped garden with lawn, specimen trees and shrubs as well as flower borders. To the rear of the house the garden is laid to lawn.
This is a spacious house, benefitting from central heating, double-glazing and mains drainage. The pretty little village of Aunac has a number of shops including a boulangerie, a chemist, a bar and a restaurant - all within easy walking distance of the house. The popular town of Mansle, with its supermarket, is just a short drive, as is access to a main arterial road (Paris - Bordeaux).
