The front door opens to a large entrance hall (11m2) with tiled floor and a wood-burning stove. To the right of the hall a door opens to the L-shaped dual-aspect sitting room (32m2) with terracotta tiled floor, exposed beam ceiling and three pairs of glazed doors opening on to a balcony with wonderful south-facing views over the garden and the vineyards beyond.

This is a spacious house in a great location - on the edge of a village within walking distance of the boulangerie and other shops (the village also has a trout and caviar farm). The house currently has its water supply from a bore-hole in the garden although the new owner my wish to connect to the mains supply (an individual connection point is available at the boundary of the property). The historic towns of Cognac and Jarnac are just a short drive and there is easy access to the great road and rail network.
