Centrally positioned, the fully fitted kitchen (19 sq m) has breakfast bar and central front door to front of house.

An equally large dining room (33 sq m) is located on the other side of the kitchen, large enough to be used as a ground floor bedroom if required, with wood burner insert and door to ground floor shower room (with shower, hand wash basin and WC).

There is a useful utility room (10 sq m) and boot room (7 sq m) with mezzanine level above (17 sq m) currently used as second sitting room or occasional extra bedroom space.

First Floor

There are four bedrooms (19, 18, 12 and 11.5 sq m) one with an en-suite shower room (with shower, hand wash basin and WC) plus a family bathroom and separate WC.

Gite

Attached to the main house but with its own separate entrance is the one bedroom gite annex - with kitchen (8 sq m), shower room (shower, hand wash basin and WC), living room (23 sq m) and first floor bedroom (14 sq m) - perfect for visiting friends and family or to generate some extra income.

Outside

In front of the house is a small outbuilding on its own plot of land, useful for storage an could be developed further subject to relevant planning permissions.

Behind the house an through gated entrance there is a good size garden, leading down to the large barn (approx. 200 sq m) with horse boxes and sand school to one side.

The land runs behind the barn (10 acres approx. in total), bounded on one side by a small river, with a pond plus small wood.

The house is in a quiet hamlet location wit only a handful of neighbours, perfect for those with horses (or without!) and with nice views of the surrounding countryside.
