Attractive Rental YieldAttractive rental yields are the main highlight of Berlin City Studio's properties. The actual annual yield is 5.0 % and the current rent stands at 14EUR/sqm excluding utility charges. The Berlin rental market is characterised by a fast-growing demand for small and medium-sized furnished apartments, within close vicinity to the city centre. This allows owners to easily amend and keep rental prices up-to-date on a regular basis. In the absence of a tenant, the compensation fees will be paid from the Owners' Community Pool. This will hedge the owner from any unforeseen risk. The most popular investments are small and mid-sized apartments, situated close to the city centre and offering a high quality of living. The constant demand for flats which are ready-to-live in and furnished, and are perfectly situated to the main attractions and city life, all together provide the basis for an attractive gross rental yield of such properties. The growing potential of Berlin's rental and home markets makes it an attractive place for global investment. According to Dr. Wilfried Leyens, Harvard lecturer in Marketing Strategy, “Berlin offers the investor the ideal combination of security of investment and the potential of some significant capital appreciation”.
