Stylish and Bright Apartment in the..

Positioning on the corner of the up-and-coming Port area, rue Lascaris is also home to one of the best restaurants in Nice, Rosalina, and a great bakery. The location is one of the reasons this apartment has been a holiday rental success with us for seven years. More on this later.

The first thing that impresses on entry is the bright light and airy feel. There are five floor to ceiling French windows in the living area alone, and they seem all the finer for the marvelously high ceilings. The honeyed wood-floors and stark walls dappled with the Owners' own artwork makes for a great canvass, one that we feel has never quite realised its full potential. Imagine those windows, walls and living space draped and designed and this apartment will become really quite special, whatever the taste be it traditional, romantic or even contemporary.

The kitchen needs a little attention to a few bruises on the brushed chrome work-surface and floor tiling, but overall it's a near perfect space for its character and size. The chequered tiled floor is actually the inspiration behind the colour scheme for the original Pebbles' rentals website. Here there is a dishwasher, range oven and hob and decent cupboard and drawer space.

The bathroom is half-tiled in an aqua-marine mosaic and has a huge bath (big enough for two) and a separate shower as well as a large vanity unit. As is the norm in France, the washing machine and condenser dryer are also located here.

The master bedroom is simply huge, and has its own balcony (one of four in the apartment) leading out from the double glazed French windows. The second bedroom, again with balcony, is also a decent size. The third bedroom won't suit everyone since it is accessed through either the master bedroom (currently blocked up) or the second bedroom. However, it is a decent size for a single room and one that hasn't prevented the apartment renting very well on our rentals site since 2006.

If the lucky purchaser wishes to continue with rentals, then we can show the rental figures this apartment has achieved. For now we can confirm that it has achieved over 20,000 euros a year. We believe this could be higher with money invested in the overall look. Guests have been consistently happy to stay here, and many have come back to stay again.

It is also worth a mention that the building, with lift, is one of the better ones, and well managed. The neighbours have been open and friendly throughout our management of this Nice apartment.
